Thanks to everyone you provided their input. In my initial post I stated that I am looking at Davis Island also. I was wrong it is Diamond Island, a little north of Davis. Davis has some equity interest for sale and Diamond has property for sale.

Don’t join Davis island. It has gone under water every year for the past 8 years or so. It’s far too expensive to only be able to hunt half a season and have to fight getting your stuff out in a hurry every year imo. I have several friends with memberships there and they are beyond frustrated. Same goes for diamond island.

Look into somerset on the land side of the levee from Davis island.

Just watched the vid, I guess it wasn't entirely clear cut. Anyway, the realtor said it himself "Kingston ranch is too good to be true."
