How does one legally build a home in the middle of a coastal marsh?

I've been curious on the legal process of doing this. Not at a financial point in my life to do so, but it's something I'm interested in one day. Ive been to places like pointe aux chenes, cocodrie, etc. Where they have homes/camps just slapped in the middle of the marsh. How does one go about doing that?

You buy a lot
Apply for permit
Then you pay out the arse for barges to hammer pilings
Hire Hondurans to do the rest

mostly the state, some large corperations and rich people own some.

you first get a 99 year lease signed to lock in the yearly lease costs, then you can build on it.

most leases will have details built in that you must remove any of the buildings when you leave unless they agree you can leave them for free.

then the state has about 10k regulations as far as sewerage and what you can and cant do with the land as far as digging for docks and piers and such.

it is a huge PITA to deal with all the details but overall its just about how much it will costs you to do stuff. they generally let you do what you want as far as building but anything having to do with digging they frown on

Have owned a marsh camp for many years. Pay annual rent for a ten year lease. I think we could build whatever we want as no one really enforces anything. Haven’t looked at the lease in a while. If we lose the lease, we lose the structure to the owner.

well you can set fire to it when you leave, thats what a lot of people do.

but thats how it works building in the marsh, you cant own anything, you just rent it with a lease

Same for us in Venice. Except prior to the last 6-8 years, the lease was basically yearly. Now its 5 years as long as you don't do something stupid.

Most of those are on 99 yr leased land.

If you running on generator you dont have to have to worry about getting inspected by the parish.

You wont be able to get insurance.

Most run a septic tank and use a cistern for water.

They fun to have but a lot of upkeep. You definitely want to go in half with a carpenter.

One question I still have after reading all of this - lease it from who?

How do you find out who owns it and if they're willing to lease?

Tons of options these days to find out who owns what land. Courthouse obviously but OnX, Basemap, etc all have land ownership layers

Due to coastal erosion, there are plenty of privately owned tracts of land in the middle of open water and in the marsh. Like others have said large landowners like LL&E, Apache Corp etc have leases for campsites.
You can go to the local tax assessors office and look at their Ownership Plats, probably have online access as well. A good starting point would be a subscription to Gaia GPS online. They have an ownership layer. As long as the private landowners keep on paying their taxes, they have rights to what looks like open water State Lands.

Go on the Parish Assessor map and look it up or if theres an existing camp stop and ask them.
