What’s the average price these days to get a house built per square foot in the Baton Rouge area. Looking to build just a simple Acadian style house around 1500-1600 sf? Thanks

It depends on what all you want in the house. Could be $120 all the way up to $200


I’m looking at buying a lot in Baton Rouge and with the cost of the lot and building a 3,000 square foot home it’s around $200 per foot.

I get its easy to say a simple acadian style, but its really not that easy.

So here is my guess. 120k-350k to build a simple Acadia style house in Baton rouge.

140-150/sqft would be my guess. just depends on what you put in the home really.

Yea I understand it’s a wide range but by simple I just meant like nothing to fancy, basically a open kitchen living room area, 3 bed/ 2 bath and probably won’t even do a garage just a carport

Consult an architect and get some drawings done. You'll have a wayyyy better idea once you've done that. Then find someone to do a turnkey build and get locked into your price before the build is made. That way the risk is on the builder and not you.

We bought a new construction house in April for $148/sqft. My brother just closed on one for $147 last week.

Did it about 6 years ago along with doing some of the work myself (electrical, flooring, etc). Saved a lot of money and was able to upgrade a lot of things.....its definitely trying on a marriage tbh, but I would self contract again but not do any of the work like I did before. Built my house for about $88/ft not including the property, shop, driveway, carport, etc....everything total cost me $118/ft.

Yea that’s why I’m considering self contracting cause I would really like to do some myself to save money but I hear nightmare stories about it

I've self contracted multiple houses at this point, so here are a few things to consider. You can save money but you must be aware that you are giving yourself a second full time job. You need to be at the site every day and keep track of what's going on. You need to be able to vet each subcontractor individually and be able to verify their work. MOST IMPORTNATLY, never front any money to any contractor, progress payments are fine, but you need to hold retainage to help ensure they keep showing up, once you give someone money you lose all leverage to get them to show up/return to complete their work.

I just built on the MS coast, and looked at several builders. $130 ft was the overwhelming majority of quotes. Would have been cheaper if it was slab on grade.

If you are subcontracting, $120-$125/ft for living square footage without the lot is a good number. That gets you average finishes like engineered wood floor, granite countertops, job built showers, crown in all rooms, painted cabinets and stainless appliances. The finishes are where you are going to go above or below that number.
