Your land loan will be rolled into your construction loan when that time comes. No idea about current rates but a 5 year balloon loan may be a good option for you. Typically lower rates and sounds like you will have taken out a construction loan before the end anyways.

Livingston Parish. I’ve tracked records back as far as they go on these properties. Early 1900s. They have some older like 1880 but it’s illegible. I am pretty experienced with looking through court docs, assessors maps, etc. I’ve done a lot of land surveying so I’ve got experience searching way back for deeds and survey maps.

I know this is a very odd situation and I am not sure if I’m in the right board. But curious if anyone has any experience on this or could point me in the right direction. I own 19 acres in a rural part of Louisiana. My property backs up to swamp and the other side of the swamp another guy owns 30 acres. I’ve looked as far back as you can through court docs and deeds and it appears the property’s have always stopped at each swamp line. All surrounding property is clearly identified and surveyed, but this situation leaves approximately 8 acres of swamp between us that has no records of ownership. Being this land backs up to mine I would love to have it to hunt on. Anybody have a clue how to go about trying to do so?

Best Side by Side?

I am getting a side by side but not sure what kind. Main use will be for hunting trails to & from stand and just cruising around the land. I know Polaris seems to be the most popular. Just curious on people’s experiences with different brands and if anybody thought they got a really good deal at particular place.

My lab got bit several times. Keep her full of Benadryl and best to keep her from getting overheated.
Loggers around Livingston Parish

I had a post about a month ago and received some really good feed back from you guys. I’m looking to take No Colors advice of seeing if someone would be willing to come in and have the trees if they come get them. The problem I’m having is I can’t even seem to get in touch with any loggers, does anyone here no anyone? Basically its 22 acres of thick pines that I want cleared. I can cleanup with the dozer and excavator after but just seeing if someone can get the trees.

Geaux are you in that industry? Basically I’m not wanting to thin the property, I want the property cleared. Whatever is left when they are done I will pay to clear anyways so I want as much cut as possible. So this isn’t a property I’m trying to manage for timber.

I know it depends on many variables but what are pines worth an acre right now? Have about 18 acres fairly thick with pines that are about 16-17 years old.

When buying a large piece of land, are interest rates the same as mortgages for homes? Cost of land is around 250k, not familiar with buying raw land.

Didn’t find him. Had a buddy come with dog and must have trailed deer for 1500 yards. Still can’t imagine where I hit him, from where I shot him till the first 75 yards was super bright red blood and a good amount. Most blood and best blood I’ve seen without recovering the deer.

Took a long shot in cutover at a decent buck, I have really good blood, appears to be coming out of both sides. Tracked it for about 20 yards and don’t see any more blood. Going to look a little more but just curious if y’all know anyone. TIA

Hog hunting in season question

Every place I’ve been hunting recently hasn’t had a problem with hogs but my new place has a few. Being I’ve never had to fool with him I’m not sure of the laws as far as hunting them in season. Can I bring a friend who doesn’t have a Mississippi hunting license to sit on stand with rifle and try to shoot a hog while I bow hunt at a different stand? Any info is appreciated!
