Extreme South Arkansas hunting/fishing camp member(s) wanted

We have a hunting/fishing camp a half hour north of El Dorado, Arkansas. Over time, we've lost several members because, frankly, they died. But, our lease keeps going up, and we need a member or two to keep the camp viable without it becoming too expensive.
We have mostly mature pine and younger pine thickets, with some hardwood here and there. We have stands that have been where they are for a couple generations and parts of the lease no one has ever hunted.
We have plenty of deer, more than enough hogs and turkeys here and there. Rabbits and squirrels for those who care. Coyotes are plentiful.
There are several lakes and the Ouachita River nearby for fishing.
At camp, we have a cabin with plenty of space, though we need to do a little work on it here and there. We are remodeling the bathroom as we speak. Electric. Water. Air conditioning and heat in the common areas. Fiber internet is available, but we haven't installed it yet. There is space on site for another camper or two (I have a camper there.).
The three members are older folks. I'm 51 and the youngest. We generally haven't been a camp where folks bring their kids or grandkids except during the youth hunts. Seems we are guys who use our time there to unwind from work/family/whatever. When we are there, we are each on our own schedule. Hunt, fine. Don't hunt, fine. Whatever. It's our getaway.
If interested, let me know, and I can send maps and pictures and such.
And, in case anyone wonders, two Hogs fans, one LSU fan (son played in the band).

We have a cabin with electricity, water and soon to be fiber internet, which gives us streaming TV.
Our place isn't fancy, but it's our favorite place on the planet.

I've been hunting 1100 acres south of Monticello for 8 years now. Good hunting in south AR.

I hesitate to say what the dues are, because they might change depending on how many members we get, but I would be interested to know what your situation and dues are.

We've been hunting down there since the mid 80s. No place I'd rather be on any given day.

We have 1100 acres (1000 from Weyerhaeuser and another 100 acre inholding from a guy out of state. There is a camp 'house' with a bathroom, kitchen and huge table; no one is allowed to bunk up in there. Everyone has/shares trailers in the yard except one local member. Dues are $850, plus $50/yr for each camper spot.
100 acres per man seems low, but everyone sees deer and shoots 2+ deer a year.
ETA-only 8 of us really hunt much. One never goes, one rarely goes and another only shoots a big buck every few years. As good as it is there, it's my last year because I just bought 200 acres closer to home. AR is a long way from NOLA.

We've kept our dues at $600 a year, but that hasn't remotely covered the actual costs.

Who pays the extra? Is the guy with the main leas just generous?
Ours is a little over cost, with the excess saved for repairs or unexpected costs. We have had a small surplus lately expecting the lease to rise...

Yep, our lease is 7200 acres south east of Hampton. We got tons of deer, and Turkey. Too many damn hogs and bear, too….

My kids have been begging for me to find a place to take them hunting. I've struck out on finding anything close to us, and your place is too far from us to make it work for a regular spot. if you don't have any luck finding someone to join, I'll consider jumping on to have a place to take my kids to fish and hunt.
