Dewster- Take a moment and realize you are killing it. If you are in a trap, 99% of the worlds population would love to trade with you. With the numbers you gave, you should be thinking about early retirement. You should be able to pile up a ton of cash and walk away to do whatever you dream at a young age.
I am older than you more net worth but less income. I think you are thinking of things a little backwards. Taxes are killing you now (during peak earning years) and won't kill you in retirement if you plan correctly. Most retirees pay shockingly low levels of taxes. Obviously max out 401k's to lower taxable income, Max out roth (backdoor for you), HSA if an option, and pile cash in a brokerage account. When you retire you can control your income level by where you take the money out and then start Roth conversion ladders at very low tax rates. Cap gains in the brokerage account with be taxed favorably as well. With a little planning you can really lower the tax burden in the future. RMD's will be a concern, but that is a good problem to have and a CPA can help.
As for the book suggestion, I like

Magic- There is a guy in the Shreveport area that has steel bridges for sale on Facebook marketplace. 25 and 40 foot spans. Rated for up to 14K. Prices listed look to be 5-8K. Change the location to Shreveport and search bridges.


I don't own one and cannot provide insight. But if you are looking for a boutique type rifle that seekins Havak PH3 is a great looking rig with a great reputation.

If you are looking to spend around $400, I think the Vortex Viper HD 10 x 42 us a great choice. Fully transferable warranty is nice plus. Quality is good and glass is clear. These are not comparable to high dollar glass, but good value here.
Normally around 400 on Amazon or Optic Planet.

If you like the Vortex product line, I would spend an extra 100 and move up to this Viper. Huge difference in glass quality. This is a 700 dollar scope marked down almost 50%.

You have a 4k tractor, add 1k for the attachments and 2 k for the trailer. That is 7k total. Set up with weight distribution hitch that should be 1100-1400lbs of tongue weight. My F150 has a payload of 1700lbs.
I would be comfortable pulling your set up for short distances on rare occasions with good brakes on the trailer.
All of this changes if you keep a external tank or heavy items in your bed or always carry several people with you.

Turkish said it well. Make a deal with the adjoining landowner or work it out BEFORE you purchase. Any court case will cost you all a lot of money and nobody will be happy with the result.

Some good advice in here and some no so good. I have purchased several tracts of rural land over the last 5 years. Some of these tracts had zero deeded access. One tract was a couple miles from the nearest road. Things I can say for sure.
1. You can purchase land with zero legal access in Louisiana.
2. While there are rules around adjoining land owners having to provide access, most judges do not favor someone if they purchased land with no access. If you knew that, that is your issue. They have to provide access to get minerals or timber out every 10-15 years and you are responsible for the cost or damage to the property. But they DO NOT have to provide you access recreationally
3. Land banks will finance land with zero access. But of course, the value is very diminished.
4. If you are seriously considering purchasing the land, talk with the landowner of the tract with what you refer to as a "right of way". See if you can purchase legal deeded access across that property to get to the new property. This will immediately increase the value of the property you are purchasing.
5. Good title work is essential and communication with the current landowner and adjacent landowners is the best remedy before buying. They may tell you the reasons none of them want to buy it. Maybe there is an old oil well on the site and the environmental clean up will be very expensive. Maybe someone dumped garbage on the site for 20 years before the trees grew up. Historical knowledge is great to have.

TOPS is no where near a free ride. i had 2 kids at LSU BR the last 5 years and with top level TOPS and a 750.00/semester academic scholarship it still costs 15K a year.
Room and Board (mandatory for Freshman), and fees are significant.

This video provides a great explanation of how to build your base and not need the metal elevator brackets. Built this way your legs have an 8 degree angle out to make it more stable.
