Yep. We settled on Pollard but looked at tons of houses in Kenilworth. Decent amount of work going on there and you can buy for a decent price per square foot, which leaves room to do a good amount of renovations.

I'm in the Garden District, and I bought a pretty sweet place with 1,780 sqft for $285k about 3 years ago. My commute is only 5 miles and less than 10 minutes most days. We love the proximity to the lakes and downtown/the levee for running and biking. We are close enough to walk or ride bikes to several different restaurants and grocery stores when we feel like it. The vet is right in the middle of the neighborhood and nextdoor to a coffee shop, which is also only a block away from the dog park and tennis courts and a golf course, art exhibit, children's museum, and playgrounds. I grew up in the country and always thought I'd move even further out when I could afford my own place, but I really love it here. I'll regret leaving it when I move away in a few years for sure.

Magnolia Woods has some older homes on huge lots. Pollard is a good option too.

I'd buy a whole city block just south of LSU at the edge oid the good for 200k and then bulldoze.

Add Westminster/pine park. Houses sell fast as hell, are all being renovated, and younger people are moving in. 300k would get you a pretty nice house.
