Not that expensive for a decent area unless you are buying a really old house. The median price is much lower but you'll be near some crime if you pay those prices.

Count me in this group. I’m going to give up a new custom built house to move into an older home to be closer to my work and my kids school. Tired of the commute.

We did the exact same thing about 5 years ago. Live 4 miles from work and 1 mile from the kids school.

Riverbend down brightside is nice but very remote

There's a lot of great homes coming on the market that were previously flooded. We looked into a few but decided against it.

Seven Oaks has some nicely remodeled homes

I found redfin.com to be a better place to look at homes than realtor.com FWIW

You can buy a decent house in Southdowns for 300k. You just have to be prepared to offer the same day a house goes on the market. The good deals go quick.

We don't regret it. My kids were already in private school so it was really nice to get all of that time back. My wife has a 5 minute commute and mine is about 15.

Lot of updates going on in Pollard right now, wouldn't be surprised if Kenilworth is next. I'm interested to see what happens in those neighborhoods along Staring in between Perkins and Highland, decent sized lots in a good location just need some gentrification.

Kenilworth is primed for a resurgence, but it will take many years for it to flip. The neighborhood is so massive. Same for Magnolia Woods and surrounding area.

Fairhill is a nice neighborhood in that 300 range, but the location is everything. If you have to go west every day it's hell. Nicholson, Burbank, Perkins- too much traffic.

As far as Southdowns, you're looking at an average of $175ish/sq ft, but a flipped and fully renovated home will bring closer to $200/sqft. Perfect if you don't mind a smaller, older home (and all of the headaches that come with it), but at least your resale outlook will always be strong.

Newer construction for that you have a few options but they will be 1700-1900 sq. ft. and built by Alvarez. Lexington Park (Bluebonnet/Nicholson) and Jamestown (Perkins/Pecue) are both just under $300k.

Livingston, Waterfront West. Don’t have kids so the schools didn’t bother me.
