When do you need a building permit?

I have about a 25 SF place on my house that is under the original roofline. I plan to frame it in a put a stackable washer and dryer in it. Will I need a permit for this work? If so, what are the steps/process to get the permit? Also, how long does it generally take?

No one will care if you don't get a permit.

Easier to ask for forgiveness than permission.

Depending on how strict the area is your advice could be shite. He may not be able to close on his house if he ever sells in the future if he fails to permit additions now. Seen it happen.

IIRC, you only need a permit if the cost of the entire project, labor and materials, exceed $10K.

Except asking for forgiveness could include ripping out your drywall so you can get your framing, electrical and plumbing inspected.

My only worry is ttying to sell the house down the road. The project will be under $10K.

Technically, yes. If any structural framing, electrical, or plumbing is involved the C-P requires a permit.

Draw plans, apply for permit, fulfill review process, pay permit fees, get permit.

Can be weeks to months depending on the workload of city parish. Your project does not dictate their workload or schedule.

My $0.02

If you are competent and this small project can be done without a permit I would go that route. You can self perform many things and maybe only a plumber or electrician would have to pull a permit for their work. But if you can do all of the trades on your own then there really isn't anything stopping you from DIY'ing the whole thing without a permit provide a nosy neighbor doesn't make a call to report.

Officially a Permit is required for any addition, renovation, electrical or plumbing.

Plans would also be required. However you may be able to get a homeowners permit if doing the work yourself.

The government is already involved! If you add square footage, you should do it by the book or you could face issues with resale, or later on if you decide to do a bigger project where you need to pull a permit.

I guess I would ask myself this. How upset will I be if I have to rip it all down. If the answer is not very, then by all means don't permit it.

You should know how to do most of the work yourself and not include the city permit

How would anyone know it was an addition? Buyers nor appraisers will pull the original house plan to see if it matches the existing floor plan. If done halfway decent, no one would know the difference.

Um. Because the house is 25 square feet larger? You don't need the original house plan to know that. The square footage is on file with the municipality.

Which has nothing to do with the square footage on the real estate listing. The listing SF and the assessor SF are never reconciled that I am aware of during a sale.

Granted, if you double the square footage by addition there may be some red flags, but 25 SF? Come on.

Appraisers will compare the info on file vs the new sq footage. Also, there is the mandatory property condition report that is a legal doc that will ask if you made any additions.

I built a 12x20 shed in my yard without a permit. In a few months im ripping out a small shower and im going to frame a linen closet, im also going to rip out my tub and put a big walk in shower...... dont plan on getting a permit for any of it.
