No way! Small world. That's good to hear - it looks great in the pictures. The price is great, too.

I'm 9 doors down and know them too.
Another neigbor just bought bigger house one street over. Two other families across street from me both lived in other houses in neighborhood.
Flood insurance not required. Deer run behind that house all the time. Lighting bugs by the thousands in those woods.
It's a "neighborhood" not just a "subdivision." Halloween is s big party. Christmas carrolers are not uncommon. Kids everywhere in the section of the neighborhood you are looking at.
You can cut though neighborhood park to access Farr horse park and levee bike path. We ride to dowtown area, Lsu lakes etc all the time.

Know quite a few that live there.. All seem to enjoy the more old school neighborhood feel.. More apt to let the kids roam in that area, they have a park as well.. Drawbacks are the traffic if you don't work downtown or at lsu

More than likely not. Although some houses in the neighborhood require it. My house didn't require it when I moved in, but when FEMA "recalculated" the Flood Zones a couple of years ago my house required it. The flood zone requirement is not b/c of its proximity to the River but instead due to drainage calcs. It's a load of crap, I've been here for 7 years and have never had standing water in my yard much less come close to flooding.
Sad part is none of my neighbors require it. I need to fill out LOMA paperwork with FEMA to get my house relabeled.
If the house you buy is in Zone X then the max Flood Insurance policy is in the neighborhood of $300 per year, which is cheap for peace of mind.

This is true. I've just leaned to take riveroad to gourier. Saw in paper that BrewBachers on Nicholson is closing this month because of construction on Brightside/nicholson early next year and impact to business. It wil be painful, but maybe that can fix the intersection and railroad tracks.

What is this construction you speak of? Are they going to attempt to fix the Nicholson and lee/brightside intersection? I've been praying for that for years! Too bad I've graduated and moved from the area and won't be able to enjoy the final product. I've fought that light for the past 3 years

It sounds perfect. I hear what y'all are saying about traffic. Wife works downtown, so it'll be perfect for her. I work on Essen, so not ideal, but I currently either have to take south bluebonnet or gardere right now, so I don't think it'll be much worse.
The environment and peace of mind being in such a friendly neighborhood should outweigh anything Brightside can throw at us.

Yes, it's the next project in the Green Light program. Adding turn lanes, raising elevation of the streets/ entire interesection so that crossing railroad tracks doesn't slow thaffic.
I heard rumor tha Am Mart may have to close due to lack of space from reworking the intersections.
Again, the Am Mart part was nothing formal, just talk. The info above is accurate for sure.
Edit : this project is overdue as of now. Was scheduled to start earlier this year, but dealing with railroad right of way has caused a delay from what I've been told.

I have considered it. Wife or myself working at LSU or downtown wiuld be a no brainer. I have a few co workers that live in there and love it. Besides brightside. Just plan your schedule to leave round 6:30 in the morning and come home round 6 in the evening to avoid the back ups. You can always take river road from both sides if you are as impatient as I am.

Most houses in there has had or will have foundation issues due to its proximity to the river.
I just hate that you have to go up and down Brightside to get there. It's not the most pleasant scenery.

I've been living here for 16 years and heard the same thing from former DPW Director Fred Raiford 16 years ago. Long overdue project, but gonna be a cluster**** when it starts....
