Problem remains, it's out on an island
But with the giant Odeon going up, local economy, and covid, I cant imagine there being much demand in the near future (not that you would need a full house to get your investment back since the price per sqft in that area is through the roof)
It's biggest problem location-wise is that it is too near the underpass near the homeless encampments

WTC was finished in ‘67..
When they built the PT, they thought the CBD would take off along Loyola, but it developed along Poydras instead, that’s why it’s sort of there by itself...

I was in the building not long ago. It’s a mess on the inside and it has major issues as stated. Eventually the city / state are gonna force the owners hand. It’s going to collapse eventually if nothing is done.

I went to a Ray Nagin campaign event up there in 2002. Most young professionals were quite excited at his prospects then.
Hell, he's still the best mayor we've had since that time. I'd pay money to have him take over for LaToya.

It's not as much an island today with the So Market District putting up 2 high rises in the vicinity. It's a fricked up building and it's a BIG fricked up building. It's not just the tower portion there is more to that foot print

So here is my Plaza Tower story number 1:
One morning I was eating breakfast in the cafeteria on the ground floor. Some unaware criminal decided to rob the cashier. Not only were there likely lesser receipts at that time of day, but seated next to me were four DEA agents whose office was in the building at that time. When I got to the door the robber had made it outside and was face to the sidewalk with four 9mm handguns pointed at his head.

The Plaza Towers was so vacant in the 80s that management didn't run a/c or heat in the hallways of any of the occupied floors and the vacant floors were locked off on the elevators (hense the mold problems)! The bldg. is not tilting and the asbestos was only pipe insulation which Shell Square and many buildings in the city still have, was remediated along with the mold and all of the interior walls before Byrnes bought the bldg. in 2011. It is a clean slate at this time for rebuilding the interior spaces as desired except for the damages made from bums and "urban explorers" violating the fenced off bottom floors and parking garage spaces to create needless damage to a privately owned building that is NOT DISERTED. When you look at all the traffic cameras in the city (privately owned and opperated) and the police dept. not responding to traffic accidents, it seems like this property should be better protected from brake ins and vandalism than it is?? No matter what this seems like, the bldg. sold for taxes owed when the owners that did the major remediation to this giant went bankrupt while trying to sell it for 12 million and lost it.

Whoever the previous owner was did not take care of the Plaza Tower. The elevators never worked and many people have received a settlement bc of either the asbestos or the mold - I’m not really sure which - most were state workers and perhaps the state knew the building was in terrible condition when they rented it?? I don’t know the whole story. Some of my family members opted out of the settlement and some took it.

For more than 35 years the building was poorly maintained and only very slightly occupied and like I described many floors were vacant with elevators locked from access to them and the mold was the largest problem because of the hallways and vacant suites/floors not being air conditioned or heated. This bldg. had no more asbestos than Shell Square or city hall, but the mold was the reason for law suits. You can't totally strip out a floor to the beams without doing asbestos remediation and that can't be done with any of the building occupied! This is why the owners sold the bldg. when city and state suites became vacant sueing for mold sickness. All these things led to the massive mold and asbestos remediation that cost over 11 million and the then owners lost the bldg. while trying to sell it and losing on internal thefts of insurance settlements. This is why the bldg. sold in 2011 for less than 700K which was probably less than the property tax owed. The bldg. is not "tilting", it's the address and very small floor sizes of about 7000 square feet that makes it hard to lease to large firms.
