Would those meet the wind requirements?

There are at least 5 near me and all but one came out nearly unscathed from Laura. Can't say the same for the traditional homes near them.

A little over $150 if it had a basement.

If a contractor talked yo uou about a basement in BR, you might want to talk to another guy.

So what is the total cost you're expecting. I'm getting mixed estimates for to the porches and patio area being so large. Are the price psf based on living are...2900sf?

We should be about $195 sft ($565,000)

We had estimates as high as $655,000.

I was so lucky, built in 2019-2020 and all my framing was done before the lumber prices went through the roof. Framing was my single biggest expense, and my builder told me a few days ago, his price to build my house again would be more than double what I paid.

565k for 2900sf living and another 2000 sf of pitches and patio isn't really that bad.

New construction is $225-245 in Prarieville. The cheapest lot on Oakland Dr. At Hwy. 73 is $300,000. People are paying that for Oak Grove Elementary and the soon to be brand new Prarieville High. You think that’s high, check the property taxes in Oak Grove.

Is this 2002? No one does granite anymore. Everyone wants some variation of Calacatta quartz aka faux marble. $35 per sq ft minimum. You can get some granite for around $22 since the demand has died down.

You doing more quartz or quartzite?

We just finalized ours (and paid for it ). It's actually calacutta something but it's quartzite instead of quartz

I was assuming $130 per square foot since the land is already owned

Going to be in the low 200s from my research. Additionally i would be watching the interest rate.. 215~ sq foot with a over 5% rate would be a nightmare.

Are you using a big contractor or small custom contractor?

I'm a builder out of iberia parish. Lumber is getting stupid again. I just priced a 3000 living, 4219 sq ft under roof custom home w/generator. Small outside kitchen, etc. My turn-key price was $625,000 and I was only bidding an 8% mark-up. That's about $150 per sq ft but that is under roof, not living. If you build nice but not too custom you could probably be $130-$135 per sq ft under roof. But lumber is still creeping up and I'm being told probably spring before we see it start back down.

I expected it would be about 500K, not 550K, The difference is about 50K. But to your point it isn't crazy when you look at the real estate market.

Inflation and higher interest rates will diminish any anticipated savings from waiting. IMO.
