Drive by at night. Observe the cars parked out on the street and people who are walking around. Look at school ratings. Go to the nearest grocery store. That will tell you quite a bit.

From my wife. Look at cars and how they're parked. Look at the yards. Are they maintained?

Also, go through neighborhood after a hard rain. Make sure it's draining and not holding water.

Street names. If you are by Martin Luther King or Jefferson/Washington...you fricked.

Look for streets named after trees. Usually a good sign.

Look for litter and pay attention to it.

No litter: Excellent

Is there any app that filters for neighborhoods with people who are similar to my profile? Would prefer those who likes to go to lakes, grill, not sell narcotics etc

No, those are woke and subjective. You have to drill down deeper to get the actual standardized test scores. before their wokeism is applied to the rating.

Look next to the driveways... if there are signs cars are parked in the grass often, it's starting to get rough.

Look at number of Chrysler products in a square mile radius. Altimas too.

Check to see if cars are parked on the street, or in peoples garages.

School ratings is also a good indicator

Drive through it in the evening or Saturday morning. Full of cars parked on the street or 3-4 cars in drive, older cars, unkept yards….hard pass.

Another clear sign are windows made of plywood.

Look at the schools it is zoned to on Har. Look at the economically disadvantaged percentage. If it is less than 25% you're solid. Especially for elementary because that will be more in sync with your neighborhood versus high school.
