Larger lots isn’t a thing anymore. 1488 corridor is nothing but spec homes popping up. Lower taxes? Not anymore. There’s definitely plenty of baws though. I’ll give you that. It’s not called MAGAnolia for nothin!
Side note: last time I went to an LSU game I left campus at noon on a Sunday and got home in 4.5 hours exactly.
Magnolia is fine but it’s honestly just turned into another cypress

It is a really nice area to live in, close enough to be in Houston proper and far enough away to be away from the "city."
With that said, once my kids have graduated, I am moving out into the country somewhere. My dollar will go a lot further and I can spend more on travel but I will miss the walking trails and abundant amenities.

Land exists, but you will be farther out to the point that commute to anywhere is a real problem. Old Conroe Rd. has blown up since I've gotten here. Fish Creek has blown up. And like you said, 1488 is the one road I'd complain about traffic. I shoot at Saddle River every week and get back into the Woodland at Kuykhendal...I can sit trying to take a left for 10 minutes before there's an opening. It's insane.

I post this almost every time on these threads when people come to chime in about the property taxes, we moved in 21 from BR to woodlands, our cost of living went down substantially.
Public schools
No state tax
Lower sales tax
No tax on food at grocery store
All insurance costs are lower
And it’s just so much easier in every way, the traffic can be bad in spots, but it always at least moves (although the recent construction on 1488 has sucked). It’s better in every way and yes the property taxes are high but again neighborhood schools, 10 parks within a bike ride, awesome library the kids like going to, all the streets and infrastructure are good, saturated presence of fire and police services
Our home value here is about 2x of what it was in BR and the property taxes are about 3x of what they were there, but I literally got nothing for them there, I can’t think of one public service I was paying extra for anyway like trash pickup I used.

There’s plans to extend Old Conroe Rd to connect with 336. Build a bridge over the river. That’s gonna be huge when it’s done. Currently you have to go all the way around to get to Conroe from New Magnolia

One thing you’ll notice in TX is what you get for those high property taxes. Unlike LA, the schools and athletic facilities are ridiculous.
I’m in a Dallas suburb like the Woodlands and we have an amazing STEM center, and inside the school is a huge culinary arts program and great athletic programs. Not to mention the great parks and trails.
I don’t mind the higher taxes for the opportunities my kids get

Woodson’s Reserve 3.2% rate for the new section and Artivia 2.9% for the new estate lots.

We love the area. Harmony, Woodson’s The Falls, Benders Landing Estates and Artivia were all on the list.
We almost pulled the trigger on new construction in Artivia but I bailed once I found the news story about bullets from over the backstop of the gun range and hitting cars and houses

Been living here since 2009.
Absolutely love it. Great schools, solid entertainment, quality neighbors, established real estate.
Close enough to visit Houston yet far enough away to keep the garbage out.

I agree with all of this.
Granted homes in BR are equal and even more expensive by comparison.
The Woodlands homes outside of Carlton Woods are damn reasonable.

Yes if all you like to do is go to outdoor concerts. Again. Woodlands is great but it’s over an hour (or two) from Houston When I go to concerts up there I have to get a hotel. The same would be true if you live up there and want to see baseball, football, zoo, museums or any restaurant that doesn’t have all you can eat breadsticks

Same story here.
Wife works off of Research and I’m in the energy towers near Kirkwood. That Wednesday commute has become brutal. Bell curve commute patterns these days.

No. It isn’t.
Look, I appreciate Benders Landing and the large lots and being able to park toys at your house, but it is categorically different especially outside of that development.
A drive down Rayford/Sawdust quickly confirms.
Just sitting at Peat Jr High while we watched our Higlanders pile drive that poor team was telling. The Gremlins in the stands…..wow.
