I have a friend that opened a small little drive through donut shop. It cost him .10 to make a donut that sells for $1.00. Boy he does the business and shuts it down before noon. It’s a great little small business. I’ve always liked investing in land because there is only so much of that available.

People are correct about buying rental property. Capital investment firms are scrambling as fast as possible to buy up trailer parks, apartment complexes, and small housing. In the future, big business is going to own nearly all housing and everyone will be renting from them, as screwed up as it sounds. Its an investment they can't lose at. They can raise rent anytime they choose without warning, and create any rules that they choose, and the tenant is powerless to do anything about it because of the lack of laws protecting tenants. I'm currently experiencing this (three rent increases in one year).

In the next town over from my work in middle TN, these farmers sold/leased their land for a solar farm that helps power the Facebook data center in North Alabama. No telling what they are banking.
There’s also a agri-chem supplier that has over 450 locations across the US (one near me) and they are freaking pulling in some cash.

Go to a local Biz Pitch and see if you like any of the ideas.. They are looking for investors.. Five years ago me and a friend went to one and liked a baby product these 2 women had come up with. They needed 225k to get it launched. We gave them the money for 25% of the company. They ended up on the real shark tank. One of the sharks agreed to give them 400k for 20% but tried to change the deal before they funded it. We said no deal. Sold the company for 20MM 2 years later.

Buy some land and open a storage facility and put one of those self serve ice house things out front. Almost no overhead once you have it built and rake in the cash on the unit rental fees.

I would build a rival IMG in Louisiana but focus only on tennis, golf, soccer

Would pay big up front costs to get the best facility and coaches here then after that it’s automatic success and would actually be fun to manage and work
