It's a great neighborhood. It has seen increasing value on the better homes for at least 2 years now. Here are two underway reno's. Just buy in at the right price and your property value will go up. Not crazy, but all the graphs trend upward.

The increase in values lately seem to be mostly west of STM area.
Some friends of mine just finished a major renovation last year.....they are close to the Marylin/Riveroaks area not far from Broadmoor high school.
Hi Nabor, Reeves, Albertsons, Whole Foods are all very close to them.

My parents live west of stm near sharp. They are renovating now (not flood related). They paid 95,000 in 1996 for their house (2300 sq ft, 4 bdrm 3 bath).
Despite my pleadings it looks like they'll never leave that house.

Exactly! That's how we feel. We are a young family and would love to be back in city. Already made the switch to private schools. But we aren't OT rich so we can't afford the $300k homes around the Tara, Goodwood area. That's why we were looking at Sherwood and Broadmoor. Large lots, large houses and some have already been remodeled and some haven't.

I own 25 rentals in both Sherwood and Broadmoor which most of them I bought in the early 1990's (91-96). I bought mine when they had govt auctions so I paid $45k to $75k depending on size. Most needed a lot of work especially being older homes. Most of the ones I bought were between The old (now closed since 1980's Sherwood Elem) and STM. Home value wise had been flat except after hurricane Katrina and my homes were updated. The ones closer to Florida and Little John seem to have more break ins. Ones across from STM see less. Most renters in this area are people with younger families with children going to STM. I do keep some renters for years which equals less major repairs. Once they child old enough to leave STM they leave opting to buy or rent in neighboring parishes.
All mine are paid for and I see the real estate values in Sherwood has been flat except for Katrina.
Broadmoor I was able to get my hands on some back in the 1990's between the Baptist church and Florida Blvd. They are slightly older than Broadmoor which means they needed even more updating. Most people intent to in this area are people without kids or Asians. Property value wise when I looked to put my homes on the market are flat. Last year I sold two and even after updating them I sold then to longterm renters under $90 sq ft. Way to many homes for sale in the area to get anything higher for my homes and that's was with uodated kitchens granite counter tops, update baths one walk in shower, and new Ac/Heat, and new Windows. Whoever is spilling the cool aid about this area is full of it
Oh yes these are older homes and I have always updated my electrical before I rented my homes when the homes were gutted. You would not believe how bad of shape the electrical was. They must have used the same electrician. One issue a lot of the homes had was the electrician used the same color wiring for the positive and negative.
Now I sold one in Old Goodwood and that one shot up slightly.
I typically only sell to renters but the appraisal were not as good as I thought they would be when I sold them. The older ones not updated killed my values along with the amount of homes sitting.
Until the schools are fixed I just don't see the area going up in values which is sad. In the 1970's and 1980's this area was a nice area.

Yeah that was it. I rented for 6 months after selling one house and building another. Was in the driveway listening to radio when Warren Morris hit his home run. The whole neighborhood yelled. My only memory.

Grew up in Broadmoor on Woodhaven and went to STM in the 90's early 2000's. It was a great place to grow up in. Lots of families. We were extremely close with all our neighbors (and still are). Never had any problems with crime and my only rule was to be home when the street lights came on.
We left in 2007 and moved to Pollard. We saw the area staring to decline and decided to get out. I still miss Broadmoor. It was a great neighborhood to grown up in and I still drive through on occasion for old times sake. It's still a fairly good place to live but I hope it comes back strong one day. As the older residents die out I think younger families will move in, remodel and bring it back.
As for STM, it's still a good school. It has less enrollment now and a lot more asians (when I went there we had two asians and two blacks out of 120 kids). Back then I didn't even know what racism was. They were just friends. Does anyone know how the sports program is at STM now? When I went there we were a powerhouse in most sports. Not sure now with the different demographics

We probably know each other. I got out of STM in 2007. Had an older sibling that got out in 2004. We were absolute beasts in everything sports my jr. High years. I hear it is very different now.

Ever since the classiest restaurant (Pancho's) and the finest dollar movie theater in the city closed up shop, Broadmoor has gone downhill. Not to mention the best shopping experience in town (Merchant's Landing) also closed.

The same guy built most of the homes in Broadmoor. They put them up in the 50's and 60's. He lived there until his death. There are still a lot of people that moved there in the 60's living there. Most of their homes have not been updated.

A lot of people are buying homes in Tara and redoing them.
I could see the same happening in Broadmoor/Sherwood area, if not, it will go down in the next twenty years when those old homeowners leave.

Tara is farther removed from Florida Blvd and Flannery area. There are pockets of Goodwood Blvd as you get closer to Flannery that aren't desirable at all.
