False. Starting salaries in my field are basically the same accounting for inflation. What is different is people now think they need a huge house, granite countertops, two fancy cars/trucks., etc. The basics aren't basic anymore.

I do agree with this. We live in a much different time now. If you are not a doctor, engineer, media personality (or work in the media in some form). I would say lawyers, but the market is flooded with them. Even teachers (if you become a teacher you will at least have a job waiting for you) or business owner who has success, then it seems like the job market is not that stable.

30 years ago you could still get pretty decent jobs straight out of HS. Today, it is actually better to go to some type of tech school after graduating.

Inflation isn't no where close to what people make compared to 30 years ago.

New vehicles, insurance, new house/rent, all cost more than it used to (it was much more reasonable compared to what people used to make). Then today you have cellphone bills, internet cost, etc. The average paycheck today doesn't get you as far as it use to.

Remember, home prices and rents are a function of supply and demand. If they keep going up, it's because there's enough people making enough money there to sustain it, or prices would fall.

Maybe your salary is stagnant, but there's plenty of other people whose salaries are doing well enough to support that increased cost of living in Nashville.


The demand is increasing because the population is exploding. A huge issue is transplants from California, D.C., New York, etc. see decent sized houses selling for $400k-500k and don't even hesitate to pull the trigger.. not to mention out of state companies buying up homes and renting them out via AirBnB

This. Nowadays my parents have a good bit of money. Every house I've lived in was pretty nice and we had a boat, vacations, etc.

But I've seen pics of the first house they lived in. Damn, what a shithole. That was the norm now. My friends who are married, though, shite their wives talk about their dream home at 30. These dudes are house broke beyond belief cause they have to have marble and two sinks for their pintrest obsessed wife.

It's nuts.

i think there is definitely something to this. i have a question though, how much does the granite countertops, nicer kitchen, etc. add to a ~2,500sf house?

eta: i realize that's not very specific, but i think *you (not directed at you) know what i mean

My mom was trying telling me how she had it so tough, her first job she "only made $2.90/hr!" in 1978. I plugged it into an inflation calculator and that equals nearly $11/hr now.

1000 x 12 = 12k
900 x 12 = 10.8k
1500 x 12 = 18k
300 x 12 = 3.6k
Vacation = 10k

Total = 84.4k

Income on 175k (the median of the number given) after maxing 401k isss:

Taxes on 175k minus 401k

132k - 84.4k = 47.6k to figure out what to do with yearly.

False...assuming basic living is air first...still free
Water next...$30 a month
Shelter next...Apartments in walking distance of any commercial area... $750 month
Food is roughly $150/month on the cheap, but healthy...and toiletries

Basic health insurance for healthy 20-somethings pre ACA was $100 a month...if you think that's next...

Then a phone...is $20/month for the wall...

So $1050 per month is base expense to live WITHOUT government assistance...

Now at 10 bucks an hour...
$1,200/ month on a 36 hr work week...
So that's $150/month saved as well as a bunch of extra time to learn mgmt skills, etc. Work that for 2-3 years and you are getting selected for management at whatever commercial outlet...
$2,400 month salary...now you can afford online classes at the local public library...

Work that toward your BS, get picked up for store mgmt in 3-4 years. Loyalty, determination and dedication to the company is recognized...before the age of 30, you are looked at for regional mgmt... and salary jumps to $3,600...knock out that Masters, with that kin of experience and you are marketable for retail regional mgmt before the age of 40 with 100k salary...

OK - I'm in that income bracket and don't have that many bells and whistles. Far from complaining, but that's a lot of toys. I'm maxing out retirement and have an aggressive liquid savings budget. There's a lot of things unaccounted for in there (food, a woman, health/life/auto insurance, maintenance, etc..).

You are seriously trying to tell me you can't manage 47k from static figures?

I am also assuming since you are in that range you are getting employer provided insurance OR you own the business (which that is a whole other discussion).

Average food bill for a family of 4 is right around 800-900 a month.

Auto insurance shouldn't cost you no more than 300 a month if you have a clean record.

1200 x 12 = 14.4k (Insurance & Food)

Homeowners depending on region might drive that number higher.

That is still 30k.

Either you are really horrible budgeting your money, or someone is lying to you.

Edit: I could mess with the private school number here in Texas, because you can technically send your kids to public schools here in N. Dallas but to keep everything apples to apples I left that in.

I manage it fine - have absolutely nothing to complain about. I think it is just different priorities. I'm more focused on savings and trying to build wealth and savings.

I figured as much. I wouldn't waste money on high end vacations and probably would allow no more than 600 on each car for me and the woman. That right there is a good 10k I could roll into a DRIP or play on the exchange lol.

Edit: Also that 18k in private school would not be happening in my case lol.

600 is about the max I'll spend on a car note. Would love to pay for the next one in cash, but probably not gonna happen.

I do enjoy my vacations though. And don't get me started on the women. They are expensive
