Large DR Horton and DSLD neighborhoods have been built as well as a handful of large apartment complexes. The combination of those three have reshaped the city.

The high school demographic shift of Zachary High is surprising. It went from majority white in 2000 to 60% black in 2026.
• Mid-to-late 2000s: Black enrollment around 41%.
• ~2010: Black ~42%, White majority or near-majority.
• Mid-2010s: Black rising into the mid-to-high 40s.
• Late 2010s: Black crossing 50% (around 52% by 2017–2018).
• 2020: Black ~55%.
• Most recent years (2023–2025 data): Black 59–62%, White roughly 30–34%, with smaller shares Hispanic, multiracial, and Asian.
*Recent snapshots put the high school at approximately 60% Black / 31% White (Niche/U.S. News figures around 1,700–1,800 students).
• Mid-to-late 2000s: Black enrollment around 41%.
