Doesn’t seem like a smart business move to potentially destroy the business of your tenant if you want them to have enough money to pay the lease payments.

Who's to say the landlord isn't hoping the city forces him to remove so he can claim "conservatives are attacking my first amendment right."

Everyone needs to calm tf down with all the political BS. He shouldn't be a dick, and people shouldn't be threatening a business over a freaking political sign.

If you want your everyday life to be a certain way stay active in your local and state elections. If you have strong local and state officials then what happens in DC's effect on your daily will be minimal. Conversely if you have weak local and state officials what happens in DC can be magnified or the positives negated.

I mean... it'd be a total shame if that sign were to somehow disappear on the middle of the night, wouldn't it?

the only issue with that is the Landlord would assume it was the tenant, even if it wasn't, and would likely retaliate with terminating her lease due to "property vandalism" - which isn't fair to the tenant.

Generally speaking, the theft or vandalism of a campaign sign is a Class A Misdemeanor under the State of Tennessee’s general theft and vandalism statutes. Tenn. Code §§ 39-14-103, 39-14-105, 39-14-408.

Sign theft /vandalism may also involve a criminal trespass, a Class C Misdemeanor. Tenn. Code § 39-14-405.

In some cases, sign theft/vandalism may constitute civil rights intimidation, a Class D Felony. Tenn. Code § 39-17-309.

Not to mention the landlord would assume the tenant to be culpable or at the very lease use his leverage as the building owner to effect her livelihood even further. While I agree that is the 'just' solution it would unfortunately do more favor for the landlord than the tenant.

I think she could make a good claim to terminate the lease early though, without penalty. That's the route I would go and get out of that building.

It's funny to see this get as much attention as it has, the business owner has up signs saying how they don't support the biden harris sign now. The entire town wants it gone. What's crazy to me is aren't most of these leases triple net leases, meaning the rent has a base amount and then the landlord receives certain percentages when sale hit a certain amount?

Hopefully she is doing a thorough review of her lease and looking at all of the ways to get out of it. Moving a company sucks, but not as much as losing 50% of your business. and even if you fully rebound (looks like she's on her way), why would you want to lease from someone that does not care about the success of your business?

If her business revenue goes up then the landlord will charge more for rent—he wins. A good lawyer will get her out of that lease then the townsfolk needs to make a well advertised boycott of any prospective tenant. This will ensure that building remains vacant and he can hang whatever woke sign he wants.

That is not a triple-net lease. A NNN lease is where the tenant pays all the property expenses like taxes, insurance, utilities, and maintenance.
