True, but I would assume that valuation factors in ad revenue, which does increase the value a lot.

Im not disagreeing with that.....im just saying...unless someone comes in and offers and is willing to pay Chicken $2.3mm for his webiste, it's not worth that

Honestly, they might.
Yahoo bought Rivals for $100 million. Think about that.
If you have enough capital, buying a website that gets a ton of hits, with an upward trajectory of traffic, and consistently increasing ad revenue is an easy decision.
ETA:
There are consistent users on here from every state in the Southeast. Its a wildly popular message board.
