just sold my wifes condo in Anchorage (late October).

Put in 12K in renovations and cleared 25K after sale.

making 12K on that house in this environment was nothing short of a miracle

glad to not be paying two mortgages + HOA fees

18 months?! This downturn in the market happened a lot sooner than 18 months ago. Houses were on the market for less than a week well within that timeframe. You should have sold. You either overpriced or have issues with the home. The market isn’t your problem.

I am currently dealing with a realtor and he is insufferable. He was told (by my mom) to contact me (and me alone) and I would bring the information to my dad. After the first offer came in (which was 15k LESS than what the family agreed to) I told him no and he literally called my mom the moment after we hung up to say that I turned down the offer. My mom explained to him that I was with my dad and that I obviously asked my dad if he wanted to sell the property....she then told him again that he was to contact me and me alone.

He then called back again saying that he had 2 offers which were the same amount and asked what I wanted... i told him to keep upping the price until one drops out and that would be the offer we accept......

He then tried saying 'look as your friend' which I stopped him right there and explained to him that he was not my friend and that he is technically my employee and if I had the chance I would fire him for being incompetent (this is a property that is being sold between my dad and his siblings.

He then lied to my aunt by claiming she would be sued if she didn't agree to sell which forced her to agree and left my dad as the only one who didn't want to sell. After that we basically had to agree to sell.

So today he sent me the paperwork (via email) to sign and send back. I was working and after about 2 hours he called my mom being a total a-hole to her because I hadn't signed the paperwork. She called me panicking about it so I had to stop working to sign the stuff.

Once the check clears I am blasting this massive count on every thing possible.

There is absolutely no reason why he had to threaten my aunt with what he did nor keep hassling my mom when she clearly told him more than once to not contact her.

They are not. I get the quarterly independent mortgage banking financial performance from the MBA. Do not feel bad for anybody in upper management or on the sales side if they get bagged in this industry.

I know several that don't work in RE at all anymore or ever but still hang on to their license (whatever that entails).

My next-door neighbor is technically a realtor but hasn't been active for 25 years. She has listed a couple of properties over the years for me gratis just to get them on MLS.

Seems like a high number.

Some might be administrative and have a real estate license for the convenience of their broker (like a receptionist being able to give a price over the phone).

Thank you. I know that was a darn novel I wrote but this dude really has pissed me off. I will certainly do that. I also have a realtor friend (who I wish we could have hired from the start) and they were helping me deal with his bullshite however they had a serious family medical situation and I could not really bug them with my 'petty' stuff. I was going to ask my friend the best way to give it to this guy raw once my friends situation is settled.

In Tupelo I'm seeing some price cuts on homes. Not much selling except starter size homes.

And here's some housing market context. Just remember you can always refinance your rate, but you can never change the price you bought it for.
