I've found them very reliable in the areas I've been monitoring. Even clicking on the spot elevations for the parts in the white area that have flooded, it makes sense compared to reported elevations of waterways nearby.

Thank you. I held my breath when I typed in their address on the flood insurance website to double check that they didn't actually live in a flood zone.
I will say this...if by some miracle their home didn't flood I will personally pay for their flood insurance myself and renew it every year for them if I have to.

No. Sorry, I don't remember either. Managers Son In Law didn't know and I never saw manager. Was planning on going to ask in the morning. My old neighbor has a unit there and I ran into him. He did say that he talked to manager on insurance but never got a straight answer.

They better not screw with us on the insurance. I think I recall him saying we had to have it or something. And then saying we could cover the rest under homeowners. I seriously grinned at him and said "no big, we will only be here 8-9 months!" and never thought about it again. I can't help but think God is trying to stop me in every way this year.

When was the last news you had? At the corner of London and McCrory 1 it was flooding. McCrory 1 was basically not passable although a lot of dummies were coming through there and pushing water on the houses we sandbagged.
Currently no water in Shadows of Manchac although I think some houses where it's low in the back are seeing water.

We never thought it would flood. We been there a while also. Homeowners won't cover the flood damage that I am aware of.
