Look in Thornton, Westminster, Broomfield, Arvada, Wheat Ridge, Lakewood. Anything closer in and you'll be lucky to get a closet for $400k, even a closet built in the 1898 like my house (1600ish sq ft).

ETA: I live real close to Highland Tap & Burger (Highlands/Northside neighborhood) and Zillow says about $530K for my house these days.

I lived in boulder for a decade. I think it offers the best quality of life in America. Go if you can.

Me and my wife just moved to Englewood. We absolutely love it here. I work in centennial, and my commute is about 20 minutes. I do try and avoid I25 as much as possible.

The weather is freaking incredible! If it does snow it basically melted off the next day.

You think Seattle is less expensive? My only experience is as a visitor to both, but from that they seemed about on par to me, if not things a bit pricier in Seattle.

frick Seattle. Im there all the time for business. Not only is it super expensive for what you get in housing, the traffic sucks as bad as anywhere in the country. Possibly worse.

I like Denver, but as others have said, it's very expensive. I would suggest you do some research into Pittsburgh. It is a great city that is experiencing growth due to tech(apple/google/uber) and O&G. Your housing budget would get you a nice place easily within 30 minutes of downtown.

From a former Denver resident, $400k and house does not compute.

Look elsewhere.

For some reason this makes me think 2008 is about to happen all over again a lot sooner than we think. 750k for cookie cutter residential real estate? What is the cash flow on that? Oh wait nothing. But hey, I'd like a loan please.

Commuting from highlands park to downtown is a death sentence

Highlands Ranch, not Highland Park. Highlands Ranch is sough of downtown, past Littleton. Commute may be worse though since it's further away, not sure. I spent my time in the foothills area so I didn't have to worry about that.

The w-2s of this country are going to be begging to suck you-know-what in an alley in the next five years. And those will be he lucky ones. But hey buy a new Tahoe and new house even though you didn't pay for the last ones you purchased.

1) Very expensive for housing
2) Traffic is exceptionally bad
3) Food, entertainment rather expensive as well

Areas I like:
Wash Park $$$
Arvada $$
Edgewater $
West Lakewood $
Belmar $
South Denver DU campus $$
North Thornton $
Westminster $$

It was founded November 17, 1858, incorporated on November 7th 1861. Named after James W. Denver, not sure of he is related to John.

Denver does not have many alpha men..... Unless you consider hipsters with skinny jeans alpha.

Too expensive and little bang for your buck. Don't get me wrong, I like Denver. It offers a lot of good stuff: breweries, restaurants, sports, festivals, concerts that other big cities offer.

But I do find the city, itself, to be pretty unappealing aesthetically. It reminds me a lot of Charlotte and parts of Dallas...strip malls, boutique lofts, etc.

And I laugh at people who move to Denver and act like they are at the foot of the Rocky Mountains. It's still a little bit of a drive. A co-worker relocated to Austin from Denver and complained that he hardly ever got to take advantage of the mountains.
