Im thinking if i ever build a new house, have any of u baws ever built more covered outdoor space (porch/outdoor kitchen/outdoor seating etc.) than heated sq footage? im thinking thats my plan.. i only need about 1600sq ft heated, and i want about 3000 in outdoor covered space... fire places every where.. several seating areas, multiple tables for entertaining, etc... basically i want to spend all my time outside.. i would rather spend it there than to have the stupid formal rooms that no one ever uses.. any of you baws got something like that? i wonder how expensive it would be to do it right.. under the roof line for most of it and maybe a mother inlaw suite detached thats connected to it with all kids of stuff in btwn..

The lender will be reluctant to fund something so far out of whack from the normal, under roof to climate controlled Living Area, ratio.

You'll be paying basically the same price for your outdoor space as you would for indoor.
That might make sense in California, but if you're in LA it will be "too" some (hot, cold, wet) to use nearly as much as you would hope.

That will drive up your $ per square foot cost, and if that gets too high relative to your neighbors you won't get financing.

Sounds like a cool bar but a shitty house

I used to have Jeep CJ with no a/c that absolutely sucked for 10 1/2 mos out of the year but was a ton of fun for those other 6 weeks. Your idea sounds similar.

I don't think there is anywhere in the state of Louisiana that I'd want that set up. Maybe some cool, dry place in Arizona or California. But no-where in LA.

I don't care if its 40 degrees outside, i need to be in a house with AC.

My parents built their house close enough to what you're wanting. Think it's around 2,400 sq ft inside and 2,000 out. Their house is on top of a huge hill that you can see for miles. It's a nice view from their back patio. We spend most of our time over there outside. They don't have any outdoor features like a fireplace or anything and we still sit out there frequently.
The biggest problem with their property is that their patio faces west. I'd HIGHLY suggest avoiding this but that is where their view is. Another moderate problem is that it's completely open so there is no place to escape wind in the winter. I'd at least enclose the patio to block northern wind.
Also, they've considered closing in their patio because of "the elements" for what that's worth. The biggest cost in a house is the foundation, and the roof covering. The cost to enclose the space between is not linear. If you go through with this, plan the patio so it can be functionally closed in if you decide to do that in the future.

That sounds pretty cool. I would come over and sit in the back.

If you never want to sell it

Touché to most of you.. but it will be shaded, have fans, probably a small pool right off the steps, plenty of walls to block the wind, and cold drinks to keep you cool.. yes june/july/august you will have to be in the pool, or keep going in.. but im aclimated to be outside.. i hang out on my current back patio all year round.. i think it would put me out on some markets for selling later.. but theres always someone who will think its awesome..
And yes i have two kids.. and they are always outside too.. ofcourse i am saying this in the winter..lets see how i feel in the summer..
