ETA: Total buzzkill when I checked out "St Andrews", the new development off of Wallace Lake Rd. $275k for 1.9 ac - 370k for 3.1 ac

I will stay in Provanance till I can find some land. I have looked around Gloster/Keatchie area and haven't seen anything that jumps out at me. I will probably wait for the kids to get a little older and then make a move. Finding 2 or more ac without getting out of town will break the bank.

I grew up in Broadmoor and am now over in South Highlands, but my GF and her parents both live out south of town in Ellerbe and Trace, respectively...I'm so used to living in the middle of everything it bugs the living shite out of me to drive "that far" out there,
. I often ask if she's "coming into town" my city-bias is so strong. And I can see the attraction of a new home for a new family, a-la north bossier/south shreveport, but it's just not me...I like more character to a home than the new ones have.
Saying all that to say this to OP: Unlike everything you'll hear on the board, Shreveport has something for whatever you're looking for. Want to get brand new, we've got tons of it. Want to invest your sweat into an older house for fun, we've got that too. Just look around, take your time, and take everything you read here (especially me) with a grain of salt. Because in the end, if you find something you like in Southern Hills, South Highlands or South Bossier, the only way you can truly fail yourself is if you make the decision to impress the OT...

My wife's parents live in long lake and we are in south highlands. I despise driving out there. Takes 20 minutes no matter what.

Long Lake only has one way in. Being off Southern Loop, I can be just about anywhere in 10 or so minutes. I grew up in Houston, so saying it sucks to drive 20 minutes somewhere is just relative to where your from or what your used to IMO.

I hope the OP takes notice of how many times these neighborhoods have been mentioned, in comparison to Southern Hills.
We would all love to live in the Trace and pay $300/month HOA fees, but to be comparable to a Southern Hills budget he needs to look in Broadmoor.

Yeah I feel ridiculous saying that but being so used to not driving too far or being stuck in traffic after BR for 4 years. I guess I'm spoiled. Traffic infuriates me now.

Traffic used to drive me crazy in BR. Now I just stay off Bert Kouns and Youree as much as possible and blood pressure is good.
Like TClay mentioned, lots of Shreveporters throwing out Broadmoor and South Highlands. I would highly suggest driving through Southern Hills and then the others. Difference will be night and day.

I will say Southern Loop has helped decrease my stress going out there, ha, but it's still annoying for a city boy...
But I will agree that whenever I start to get mad about driving time or traffic in the off chance I find myself in rush hour or whatever, I really do try to think back to when I've been caught in Dallas or Houston traffic and count myself lucky.

I feel like the boundary lines of Keithville are rapidly growing, and encroaching places like Southern Hills. No offense to the Keithville bros, but lets be real..
