It would be, were it actually in Baton Rouge. Here's a house listed for $1,175,000 that's smaller, on a smaller lot, and is less attractive. But it's in mid city: LINK
Now, will they get that? Almost certainly not. But at the end of the day, the three rules of real estate are location, location, and location. And as much as people like to shite on the city of Baton Rouge, more people want to live there than in the immediate suburbs.
It feels weird calling the corner of Highland & Siegen/Burbank the suburbs to me. Like 9 months ago everybody considered it Baton Rouge.
I get that it's not Mid-City or really close to LSU's campus, but from that location you have access to most of Baton Rouge has to offer without needing to get on I-10. And you have quick access to I10 if you're headed East often. Also, less than 2 miles from CCL.

Yes, its part of the Highland Plantation subdivision - but has a private drive in the rear that is shared by 3 homes which provide additional parking.
Turning left onto Highland is really only an issue during peak traffic hours and cars are back up from Siegen. Once the Pecue I10 exit is completed, I suspect more people will exit there and take Perkins to Siegen than exit at Highland to get to Burbank.
The cook top is vented. There’s an automatic vent that raises from behind the burners and is vented out under the slab. The double island is a bit strange and took some adjusting to. Previous owners renovated this home from a 90’s closed in kitchen “L” shape original plan. I will say the functionality of the kitchen is great and the flow for entertaining is excellent.
We've had alot of the same feedback about not having a pool. Honestly, we've wanted one as well and had plans drawn up to install a small cocktail pool - but life /jobs happen and we chose to move. The biggest issue with a pool for this property is that the back yard is completely covered by 150+ year old oak tree. You would have to damage the root system for a proper inground pool. So it's a trade off - have the shade and aesthetic views of the mature live oak or the pool.
As for flooding - if this house floods, all of BR will be under water first. It’s on the high side of Highland road and was built up even higher than the natural levee.

I come to the money board’s real estate experts seeking opinion and advice. Put our home on the market in April, lots of showings but no offers.
The market for $800k-$1M in St George is a lot tougher than in 2022 when we purchased the home (had multiple offers and we got in a bidding war).
We’ve already come down $120k and still haven’t moved it. It’s now below 2022 purchase price and appraisal value.
It’s on Highland - everyone in BR has driven passed it.

What’s your opinion on the price point/ value of this home in this location? I thought this house would always be attractive to buyers (it’s a great house), so I’m questioning if this is just a more macro market problem or if something about this house is an issue that my biased eyes can’t see.

I have a black belt and was a full-time PM doing process improvement projects for a couple years - depending what industry you're in, it can be worth it. I got the cert early in my career (15+ years ago) and still today it gives me some credibility in certain situations.
In manufacturing and some operations functions, what you learn can provide value - but it's much more difficult to apply the approach in a transactional (white collar) type of working environment.
If someone else is going pay for you to get a certification, I'd do it.

With rain coming this weekend - got the Specticle FLO down yesterday.

2011 with 186k. Got the last year they had the 5.7L without the FFV.
Just had to replace the starter - other than maintenance, not a single problem.

Given the choice, would you use Prodiamine or Specticle for the fall pre emergent application?

Mostly St Aug but some zoysia and Bermuda in random spots.

Yes - it can leak if it’s not tightened properly. It’s cheap, but functional.

I got this one Vaxmay last year and have been very happy with it. Have sprayed probably 3-4 acres now and haven’t had to charge the battery yet.

Having lived in Charlotte for a few years and being from South Louisiana, I don't think anything rural around Charlotte would work for crawfish farming.
You'd need to be more coastal and further south to have any chance - but I still don't think it would be feasible at any scale.
We would use Louisiana Crawfish Company and they would ship live crawfish via southwest freight to CLT and I could just go pick them up.

I am a 02' grad from Reserve Christian, and was a senior the for our 1st State Championship (Tweety was an 8th grader). Stayed really close to the program after I graduated.
