Well we haven't bought any more flip projects because it is so damn slow. Probably won't buy another in 2019.

We are working on our first commercial deal and just wrote the last check for our portion. It's a 2-3 year deal that should work out pretty well in the long run. May get to take a pic like the one you posted. haha

All is well. RE has slowed down tremendously around me and we have a few flip deals that are just sitting on the market. Not worried about taking losses but holding cost is a pain with flips. Rental side going strong!

Most days
IF from 8pm to noon daily with exception of black coffee in the morning.
protein shake after lunch workout with MCT oil.
Dinner is usually around 1,000-1,200 calories.

I started tacking calories and have been tracking everything I ingest for the last 68 days. Using Lose It app, free version (works good enough and gives a decent macro breakdown). One thing I said when I started my journey is that I would not make myself miserable with food choices. I generally eat very low carb, high healthy fat and protein but if I have been doing really well for a few days and I want a scoop of ice cream, I am going to eat it. Just track every calorie and make sure I don't go over my limit.

Goal was never to get keto, but after the last 6 months, I can tell when my body is there.

Stopped drinking alcohol for Lent and actually went 55 days without a drink. Longest I have given it up since probably 7th grade or so. That really helped me jumpstart the progress I was already making.

Goal is to get to 200 and then start maintenance. Exercise includes lots of walking and jogging, weights, other light cardio stuff and sauna at least 6 days a week.

I have lost 52 pounds in the last 6 months and I feel awesome. It has changed my mind set and I truly believe that it is making me better with work and at home. I hope to hit my 200 mark around August 1st. May not hit it by then but I'll be damn close.

I've been following this thread. Good work sir! I started about 60 days ago with low carb eating and exercise daily. Then when I gave up booze for lent, I really started going hard. Started at 270 and I am down to 244 as of last Friday (6 foot even). Had my first real cheat day over this last weekend. If I am in Houston, I am eating at Pappasitos.

Goal is to get to 200 and I think at my current pace, it will be end of August or so.
Do you do any type of IF? I am trying to keep IF a staple in my diet and don't want to take the fish oil due to the calories until noon. Would 3 at noon and 3 before bed be too much? I have only been taking the pills for a month or so.
$65k is plenty to get started on at least one property and likely more than one, if you have access to capital.

Up to six houses that are currently 100% occupied. Had trouble getting one of them rented during the winter and sat vacant for a few months which sucks but isn't a huge issue.

Did 6 flips in 18 and already done two in 19. Same model with foreclosed mobile homes/rehab/flip and it is still pretty good for us.

We have put more time/capital into flips over the last year as the returns are really strong. We did just do a full assessment of the rental side of our business and we have created some great equity in our homes as we pay more principle every month. Goal was to pay them off in 10 years but right now we are looking closer to 11. If we can keep these things occupied, we should still hit our goal with payoff.

While correct, valuation should be a concern of a commercial agent. Not setting the values is fine but making sure they are at least close enough to cover coinsurance issues.

If the insured doesn't know or understand coinsurance, that is where a good agent can show value or end up with a pissed insured. I'd personally be a little upset if this wasn't explained correctly or at all.

My wife and I rented a car at our resort in Playa del Carmen and drove to Tulum at the advice of an American employee of the resort. We entered the Tulum ruins without a tour group for around $3 per person. Walked around for about an hour and a half then drove to the Garden of Eden cenote on our way home. Paid about half the price of a guided tour and got to do what we wanted on our own time. Great experience.

If you owned the house 100%, would you be able to stop the construction work (that sounds like it is city work) at the property? If so, I would call the guy and talk it out. If not, there is nothing the owner can do anyways. Can't get too mad about work that is out of the owners hands.

Awesome man. The lake has looked really good the last two summers with all the rain washing out a lot of salvinia and them spraying a decent amount. If you google Gusta Point Heflin, that is very close to our place.

That is great. Where are you close to? We are very close to Port of Bistineau on the north side.

Are you going to be skiing, etc. or more of a fishing place. We are out there almost every summer weekend and at least a weekend or two a month in the fall/winter.

Correct. Wife and I have really enjoyed staying there and have been several times.

I like the Ohio Club for drinks and they have a good bar lunch menu. We usually end up eating at Porterhouse at least one night. The food is OK but its just kind of tradition we have.

It is pretty bad right now but they are starting the renovation. It will take years but hopefully it will return to greatness.

The Waters is where you need to stay if you are looking in historic downtown. Completely renovated. Not the Ritz but for Hot Springs, it is perfect. Close to food, bars, trails, etc..

Rolando's, Porterhouse, Belle Arte are good for downtown area. Ohio Club, Maxines and Arlington Bar for drinks

I see what you are saying but it only takes a small percentage of very large claims to create the environment we have now. The vast majority commercial vehicles on the road have millions in insurance coverage with GL and Umbrella limits.
