Admittedly, I don't watch the news much, but yes I'm familiar with the price spikes in lumber and the such.
CO Springs market jumped 20% last year and so far another 10% this year.

I’m not sure what you mean by this. Everything in that picture is rock except that ring of grass. Is there grass in anyone’s yard? Or is it all hardscape?

I shared this picture because it looks like shite. 90% of the yards in the neighborhood are well done.
Luckily we bought our house before the market exploded. We love it here. Don't plan on moving in the foreseeable future.

Also, those are the most communist looking back yards I have ever seen.

That's not my yard. Some people do what they call "zero-scaping" and just have rock gardens, but they still have to have trees, shrubs, etc. It's cheaper to do that since you don't have to water anything. Some folks also do turf. I have seen some that looks just like grass and I've seen some that looks like crap.
Somoene else asked earlier in the thread but I forgot to answer. That sod looks recently done so I'm assuming they just did their yard. They're going to have to have the yard inspected by the HOA and if this is the final product, they'll not pass. I don't know what happens when you fail. We submitted our plan, had it approved, did the landscaping, and then passed the inspection.
There are basically two sides to the neighborhood: The older side which has been around for 10-15 years & and the new development side which is where I live. You can tell by the siding on the houses that this is from the older side of the neighborhood.

Of course not. My buddy is leaving here and going to Virginia and he recently made an offer $70K over the asking price and was outbid.
