I doubt any of this does you any good, because I suspect you have your own set of issues, or this all wouldn't be so upsetting to you, but here goes.
This woman views you in one of two ways. Either you are a potential sex partner, or not. If you know for a fact that she doesn't view you as a potential partner, you're just allowing yourself to be used. Don't offer to help her, thinking there is a possibility of some Penthouse fantasy happening to you. Help her because you want to, think you should, whatever, or simply tell her that you can't help her. No need to let it bother you.
Now, if you think that she thinks there is potential, you need to man up and let her know that you want it. Despite what you've been taught all your life, women are insecure as hell about all kinds of shite, most of which you've never even thought of. If this woman is 10 years your senior, she may be fantasizing about the day you man up and try to get in her pants. She may be looking at all the opportunities she has given you to make a move, that you've passed on. She may think you are banging OT 10s every other day, and she has nothing to offer you. You will never find out, until you make it clear you want to go there.
