This is something I am actually really worried about. I own 50 apartments. I have a sneaking suspension come next Wednesday, there's gonna be a lot of excuses.

It's a good chance the slumlord won't have to make his payment to the bank of the rental unit he owns.

That may help somewhat.

Are the courts even open for matters like this? If they aren't open you can't begin the legal process of eviction, can you?

I have to say, if I lost my job due to this pandemic and my landlord wouldn't work with me at all, I'd feel quite justified in learning everything I could about renters' rights in my state to drag the legal process out as long as possible while I continued to live in the unit. If it came down to either doing that or allowing my family to be homeless in a time like this, I know which one I'm choosing.

In this scenario, the people asking for relief are not those paying the mortgage.

Most owners will work as best they can with good tenants but they can't do it to the point that they go bankrupt themselves.
