And the taxes and insurance each year would be?

Parish regulations? Groundwater rules? Part of a national forest, a county wildlife preserve, or something that could dump more regulations on you?

Are the neighbors hoarders, druggies, or Daryl, Daryl and Daryl?

What does the sheriff tell you about the neighborhood arrest records?

spend $3-$4k clearing, leveling, and finishing the lot

then be forced to sell it for the same $5k you bought it for

there are much better ways to invest then try to do that with such a small area for profit and huge huge downside risks

It wont cost me even 1000 to cut it out. I've already got the tools to do it. I could also rent a piece of machinery to do the heavy lifting.

I personally wouldn't buy a lot in a crappy area for 5k to make <2k.
