cost of remediation and demo is easy enough to estimate…both sides would know what it should be. What the land is worth is whats important

My family always laughs because I have a concrete structure fobia. I will go out of my way not to get stuck under and overpass at a red light. I think it goes back to seeing the freeway collapse in California on t.v as a kid.
You couldn't pay me enough to live in a place like that. I'd always be worried about an earth quake or some type of collapse. With my luck it could be raining whores and I'd get hit with a colored queer.

I guess what I was saying is that while people may think it'd be a windfall because of the valuable dirt, that will be significantly reduced due to the structures being on it.

both sides will know what that demo will cost. If (and it’s a big if) all owners agree to sell then that will be factored into the deal. My opinion is that all owners won’t agree because all owners are not in the same financial position relative to their unit(s). Some will sue

I would actually prefer it as it would remove that blight from the view. And there's no way in hell a 20 story building would go up in its place.

That's the 2nd tallest building of a metro of 800,000? Shreveport has half of that population and like 10 buildings taller than that.

I love it. It's all about preservation of the existing, old buildings, and a big part of it is maintaining all the awesome views. I'm actually curious how something like Dockside ever got built...but the city in 1978 was not what it is now. Someone's palms got greased, perhaps they thought it would bring residents and investment downtown...who knows.

I'm curious if any of the residents that bought within the last 20 years, were aware of a report in 2002, that said the building's foundation needed repair.
The HOA told the residents that it would cost $6 million, they voted not to do the repairs. Been over 20 years wonder how many that voted no, then sold their units.

I think all of that would need to be included in the disclosures when selling/buying.
And I did read that this is the exact same situation as the Florida condo collapse.

Trust me when I tell you this, if the properly connected want it there won’t be an issue.,
Lots of old Charleston money combined with money moving in.

Yeah nothing captures that old Charleston charm like a massive fake brick apartment building with a dominoes and a Jimmy John’s inside of it. That whole area was a marsh, then a landfill, now buildings. There’s still a tidal creek that runs behind it, the creek would drain into the marsh but now it dumps onto Hagood. It will will continue to flood after the new pumps. It’s really just a newer version of the building you’re shitting on, only it’s in a worse location with a shittier view

It’s not in the historic district, it’s1/3 the height, and it’s not potentially falling down so I’m not sure the relevance of the building I’m in.
Heck, there are a dozen larger, newish, nondescript apartment buildings at the base of the Ravenel that are much uglier. Not to mention, people bitch about the traffic here all the time. You know how you minimize traffic in a metro area? Live in or near the city center. It’s all tradeoffs.
