If she’s late again evict her but she doesn’t have to ask your permission to change jobs

Completely agree she doesn't have to ask permission, that's a given. I was saying it was a red flag (just up and quit a W2 with health benefits and 401k that she liked) and unfortunately the "eviction" leverage thing has gotten a lot more complicated due to Covid. That's honestly another angle that I'm kicking myself in the rear.

The eviction stuff has been going on long enough that you should have covered your arse in the contract
I had no issue evicting someone last September

In my experience, just be glad she’s paying rent and hasn’t trashed your place. Tenants can be the worst, so if you get a good one, keep them happy.

You quickly learn there’s a reason some people rent their entire life. Everyone who’s good with money eventually buy their own place, with a few exceptions.

Nothing to cover unfortunately - I was told by a local attorney not to place that (Covid stuff) in "additional stipulations" on the renter's agreement as I would open myself up for a can of worms. I think it also had to do with the primary mortgage being underwritten by FHA.

Unless she's a hothead, she probably was involuntarily terminated and she's embarrassed about it. Doesn't really make much difference but at least it explains things.

I quit a salaried job with nothing lined up once. It happens. It's the exception, though. I did it once in 25 years of full-time work.

It’s my understanding that inability to pay rent cannot be cause for eviction under Covid protection
It was my understanding that agreements to keep property maintained, keep electricity on or other similar stipulations would be cause for eviction
I had no issue evicting someone for an issue other than lack of payment

One of the contracts I signed years ago at an apt complex had a stipulation about wiping shown shower walls after every bath / shower

Well said, that crossed my mind as well because quitting something you seem to have a passion for in favor of virtual freelance receptionist stuff just doesn't quite register with me...not even just as the Landlord, more in general.

If you have an expectation that tenants consult with you before making financial decisions then I don’t think you are cut out for the landlord business.

I’ve worked from home since before the pandemic and have actually turned down two work from home W2 positions in the past month and accepted another W2 WFH position making more money than ever before. WFH isn’t going anywhere.

I have a couple sites that we are members of for my company as time fillers. We cherry pick what we do though.
It seems to me that these companies have tapped into the laziness of Americans and don't pay anymore than a typical salary would pay, for the most part, but the companies aren't on the hook for any benefits. The only thing that will cause this to come crashing down is for people to get off their asses and work, which doesn't look like its going to happen any time soon. You can't give stupid people free reign of their work schedules and assignments, nothing will ever get done.
