True, but live in Texas now and even with our property tax we are better off than income tax. If you make good money, you are better off with the Texas setup. Lower income positions probably not.

Property taxes are passed along to renters. By renting, you are missing out on the opportunity to gain interest on the taxes you set aside to make that annual payment. It’s a small amount, but every bit counts. Your landlord will definitely be setting aside a portion of your rent in an interest bearing account to pay property taxes.

I prefer Arizona over Texas. Phoenix over Tucson. I lived in Tucson for a while and it was a great place for people who enjoy the outdoors. It's very close to the border and it can be dangerous.

Without a doubt I pay less in property tax than I'd pay in 6% LA income tax. And my rate is pretty high where I live. That's something not everyone understands. It's not everywhere that your property tax rate is insane. Yeah, the nice places are. But if you move more rural, you are gonna pay more that LA, but not be paying huge numbers.

As someone who recently moved from Louisiana to Texas, it’s awesome.
Yes the property taxes are high.
My kids ride their bikes to a public school in our neighborhood, we have probably 30 parks within walk / bike ride.
No state income tax.
All of our insurance premiums are lower.
Sales tax is much lower and isn’t applied to food.
All in all our cost of living went down significantly and we bought a more expensive house.
Texas is great, your money actually gets used for things that benefit you instead of politicians stealing all of it.

I used to bounce between Houston/Dallas/Austin weekly.
Montgomery County/The woodlands is nice if you like to drive or have kids. You can day trip to Austin/Dallas (Dallas is a stretch for a day trip) and it’s easy to get into Houston. I would typically be in Austin 1-2 days a week and if I didn’t feel like staying the night it wasn’t bad.
VonLane also services all 3 so that’s another option for travel, only downside is the pickup is in downtown Houston if you live in the suburbs.
JSX also flies HOU-Dal and Dal-Austin which is even more convenient than VonLane especially if you don’t have crappy corporate travel rules.
ETA: Montgomery county has the lowest property tax rates in the state and is still fairly conservative so that’s a win as well.

It’s my wife and I and two dogs. I figure this is the chance to live in the middle of a cool area that is walkable. Renting for a year in either Scottsdale or Austin would make sense with the real estate market.
Coming from Ga I am used to hills and greenery. Austin is the only place I have been to that has that (I hear east Texas does but never visited)
DFW feels like flat boring concrete and brown everywhere. It feels like there should be trees but they just aren’t there.
SA is great although i don’t know too much about it other than the riverwalk and good food.
Austin is dumb expensive.

Phoenix is basically living on another planet but you know that going in. Scottsdale is awesome, would probably rent for a year and see if prices drop to buy. If we don’t like it we could always pick up and go elsewhere
Tucson agree with other posters that Tucson seems out there just for the sake of it. I’ve enjoyed visiting but if feels hollow.
I am blessed and cursed with having so many options.

What part of East Texas are you considering?
Never lived there, but I covered TX for work and spent a fair amount of time along the I-30 corridor NE of Dallas. Really like the Sulphur Springs/Paris/Mt Pleasant area. Reminds me a lot of NW Georgia where I currently have 20 acres.

I loved N. GA when I lived in Atlanta (16 years) and would go as much as possible. That's also one reason for the potential move to E TX - I loved the rolling hills, pine trees, etc. Just don't have those trees in Cen TX - nothing but short oaks and scrub cedar.
Was one of those towns you mentioned a favorite of yours?

I like Tyler and that area just fine. I had a lot of customers between Marshall, Longview, Tyler and Mesquite. I just liked the area a little further north better. More rolling topography along I-30 than I-20 as I recall.
ETA: Out of the three I mentioned, I liked the Mt Pleasant area the best.

neither phoenix nor scottsdale or any of the cities in the valley are walkable, unless you live right in the middle of downtown. and even then you are limited to a few blocks.
also, much is being made of the lack of income tax in texas. the arizona state income tax rate is 2.5 percent, so not bad.

I've never lived in Texas so I can't recommend one over the other but as far as AZ, I'd say look outside of Phoenix or Tuscon. I live in Sierra Vista which is a small city south of Tucson. Tons of outdoor activities, cheap living, and it's the 'high desert' so the summers aren't so intense like Phoenix or Tucson. It's on the border but it's a military town and relatively safe.
