The problem is NO is like a checker board 3 blocks good stuff, then 3 blocks of bad stuff.

Really bad. You can live in river ridge and drive down river road to down town.

Or Metairie, towards the lake.....northshore is king....

Live on the belle chasse line and went to BCHS. Belle chasse is pretty nice for being in the Nola metro area but doesn't even come close to where I grew up in Baldwin county.

Spanish Fort / Daphne / Fairhope:

Great schools
Near beach (grew up in gulf shores)
On mobile bay
Small commute to mobile
Much lower cost of living
City/County money spent in the correct ways
Little to no crime

holly grove or new orleans east... northshore is nice too, try slidell

You're likely to spend a good bit of money if you buy in Orleans parish. NOLA real estate isn't cheap, whether you pay for it upfront or you renovate. But you'll be fine (safety) in most areas as long as you're not immediately around section 8 (you'll know just by riding by). Mid-city is cool. The gentrification is moving closer and closer toward Treme from Bayou St. John. Also, areas around St. Charles toward Central city are changing very fast as well. It all depends what you want to spend and if you want to be early in the gentrification (better deals to be had) or later (better neighbors to start, but you'll pay for it). Areas of Broadmoor towards Xavier are also gentrifying pretty quickly. I have lots of friends who also live in Gentilly and love it. Also, check out Carrollton area: Dante, Dublin, and Cambronne streets. It's still dicey past Leonidas, but those three streets aren't bad.

If you don't have to be in Orleans parish, I would shoot for Metairie honestly.

The catch 22 though is that the good area of Metairie (Causeway to 17th street Canal) is stupid pricy now as well.

I figured that was close to happening. I bought a house in Bayou St. John last year. When I bought there were quite a few options in my area. Not so much anymore. Available options are moving closer to Broad/Galvez, but the rate of gentrification is staggering in areas I didn't even consider last year.

It's crazy to see the city change the way it has. I like to ride my bike in different neighborhoods and even the hood places are being gentrified at a pace I never thought was possible.
its like you can't go on any block and not see new construction or major renovations

You're not lying. It seems like everyday in my neighborhood I see a new dumpster pop up in front of a house.

I never thought I would see revitalization in Central City, but it's happening. OC Haley is a totally different street than it was last year at this time.

We are between Dante and Cambronne St. and it's been great. Don't need a car to get anywhere except grocery. Love being back.

I was in that area yesterday. Someone just built three new houses that are up for sale near the corner of Gentily and St Bernard.

Living off of Esplanade by the fairgrounds would be a great place

There's a to of new construction over there. The houses are going for like 500k but most are already sold. I live a few blocks from there. Love the area and neighborhood. It's pretty quiet and very convenient.

I bought in that area. I live right near Galvez and Esplanade. I figured the area would change and I got a great price on a renovated house. It was the very first renovation in the immediate area. I'm thinking I made a good buy. We moved from the country and my wife was a bit wary of the area but m neighbors are the best.

1300$ will be tough for something nice Uptown say Napoleon to the Park. If you can stop in after school is out the market opens up a bit. Look around the place you might rent when you get that far, if they have 4 plexs or cut up doubles keep that in mind. If you don't have off street parking finding a spot close in the evening can get fun.
