Yeah, maybe when I build my own home i’ll spring for the all wood flooring. But not in this house.

I ordered tongue & groove longleaf pine (not 100% heart) direct from mill and laid it myself...had someone else come in and stain/poly it.

The pine flooring I got came out of New Orleans. One of my brothers God bless his soul, gave it to me. Before hand, I was going to install Pecan. Mill it myself and finish it myself. Everything in this house is oak. From top to bottom and doors too! I been working on this house almost three years. All lumber came off my place. Been a long road with many set backs, but being retired, it gives me something to do when I am up to it.

My in-laws have that pattern in their kitchen and bathrooms. Both them and the flooring are very old.

Engineered glue down is what you want. Many 3/8" options that are affordable

With LVT, you want a wear layer of no less than 20 mil.
I would also look into some of the more modern laminate products.

We have vinyl plank and have been well pleased with it. Its waterproof after 21 days. Very durable too after 3 years. The guy who installed ours installed some in a gym and the floor still looked great after a few years.

I plan to put luxury vinyl in the whole house outside of where I have wood look ceramic tiling which is in the mud room and sun room. Will never even attempt to take that tile up.

Insurance work?
You realize you will need to pull the kitchen cabinets and countertops out. You won’t be able to install or replace the dishwasher. There are good engineered products out that have a great wear layer 4mm or more. You can glue down anything on the slab nothing will get you a ROI like wood and wood is not trendy all the other choices are

We put wood look porcelain tiles through our new home and couldn’t be happier. With two dogs and three kids real wood wasn’t an option.
