It seems you are ignoring them on the rental side. This time of year, as soon as I get in property tax bills for our rentals, if the tax has gone up, I recalculate the new rent when the lease is up during the next year. I am not arguing that for some people in some situations renting doesn't make more financial sense than owning but arguing that renting is financially better in most situations is disconnected. If that were the case how could the property owners make money on rental/leased homes?

If you look at cash outflows for mortgage interest, taxes, insurance, maintenance, remodels, etc...well, it takes a LONG time before you're actually ahead.

Yeah, exactly. Only simple minded people worry about being in their 70's and getting a 5 days notice eviction from some A$$hole landlord

By the time I was 30 I had made so much in the stock market that I could pay cash for a nice home, actually multiple homes.
Like I said, some people are simple minded.

Helped our daughter and son-in-law with their first home two years ago. We negotiated down the wedding and put about $20k down for them. She manages a restaurant and he’s an HVAC guy. Small house just outside Birmingham in Leeds, AL. You can still get an affordable house in a decent neighborhood out there. Son-in-law is obviously handy and they’ve been fixing the house up.

This is the biggest part, she came out of college and got just a regular 45K per year job and has worked up and nearly doubled her salary over the last 3 to 4 years.
Did the normal got into too much debt ran up all her cards, but she’s been paying them off the last several years and boom suddenly she’s there.

My middle child started working at St Jude recently. She’s in research. What a truly special place.

Fixed it. They don’t want to live in the homes we were raised in, nor the starter homes we bought when we got married.
BTW, like Meauxjeaux, my four kids are all homeowners except for one who lives with her husband in L.A. in a rent controlled apartment. But they could have bought a home years ago. They just don’t want to.

Yeah cause 100's of millions of Americans wanna risk their financial future on getting lucky in the stock market, instead of a pretty much guaranteed homeownership investment.

I think it’s pretty fair to not want to live in a tract home that will be falling apart in 5 years and have no resale value that costs you $350k
