Did you have a clear title done when you purchased the property.

If you look far enough back on Google Earth timeline, I'm pretty sure coonass Jr. and Sr. can be seen collecting under your tree.

Take the OT's word as binding. It's your best source of legal advice.

Pecan prices are up, wait till they can be picked. You might be able to pay off the legal fees...

Aren't you on the OT giving legal advice?

Some of those trees have already started to produce and soon will feed the export market, which is strong this year. Two popular varieties are contracted at good prices – Stuarts in the $2.40-$2.50 range and Desirables at around $2.85-$2.95.

As JudgeHolden said if your attorney or title company warranted the title then the issues is on them if he comes at you legally.
I would still get an updated survey just in case before chopping the trees down.

Why you get mad about a discussion about the issue? He already said he is going to talk to a lawyer, so it's all just talk anyway.

I'm not mad
I'm just amazed at all the uniformed, uneducated OT'ers who give "absolute" answers when it's patently clear they have no clue. And, I'm amazed that people come here to take that advice.
It's like every person on here has a medical degree, a law degree, and is a nuclear engineer at the same time.
He also wasn't going to see a lawyer until enough people called him out on his idiocy.

Just because you have a recent survey doesnt mean its 100% correct.
If the survey was made from an innacurate document then it's wrong. You could easily run into a problem that the who area was family land that was later divided up during a succession after a death in the family. if during the sucession, or other trades, the land was divided up like he shows, you are F'ed.

I agree 100% with this. It's amazing what people chime in on and have no clue. I give advice on things I have experience in. You don't see me in the medical advice threads and such though.

Did you notice this neighbor before you bought the land?
