People with good incomes and nice houses are living in Plano and Frisco for half the price. We live in Las Colinas but are preparing to sell and move to Grapevine/Colleyville

Highland Park? Ummm...no. A $400,000 house? Sure there are plenty who live that way. A $1M+ house? No. And living in HP has additional expenses over the mortgage. You're not getting that kind of loan without good credit & capitol and. You're not maintaining that home livingpaycheck to paycheck.

I'd rather pay double for less space and live closer to the epicenter, in an area of houses that don't all look the same - frequenting massive strip malls filled with shitty corporate chains.

In fifty years, the suburbs will be for the legions of poors living communally in McMansions. Book it.

Most are living beyond their means just like middle class and poor people.

Sorry to burst your jealousy bubble, but my best friend is a spec home builder in the Park Cities and the people who buy his houses are always genuinely fricking loaded.

But, by all means, continue to delude yourself into thinking that they're not really better off than you because it must all be a chimera created by debt.

His taxes are way more than that, I can guarantee that. He probably brings home closer to $30k
Does he live in freaking Sweden? He doesnt pay 55% income tax. I swear most people on this board must be 15

I was curious where he lived to have income tax greater than 50 percent of his income

Glad I'm not the only one who caught that, I don't even think professional athletes are taxed that much. He's also living in Texas, so he isn't paying income tax (state).

Nobody in America is taxed at over 50%, thats why I dropped the Sweden line. 39.6% is as high as we go

Unfortunately OP used about the worst possible example for an otherwise valid point.

Oh how sour those grapes are!

I live in Sterling Ridge (Woodlands) which includes Carlton Woods which likely wipes its arse with the community in question. I can tell you that from my perspective most of the people in my hood can easily afford all they show.

While I am a gainful earner, I am no where near the money I live next to, but I am comfortable in my own skin to embrace the situation for what it is. If I want what they have, then its up to me to earn it! Kudos to my neighbors for ballin!

Frisco has some real nice stuff there. In 15 years, Plano/Frisco will be just like any part of North Dallas. Toyota moving its headquarters will be huge

I would think this would have to be a pretty large over estimate. That's $30k-45K for a year's tuition per student.

Pretty sure Hockaday is around $40k

Carlton Woods is more comparable to the Hollow than HP. It definitely doesn't wipe its arse with it - they're pretty much equals

Depends on if you're a boarder or not. if not, I don't think it's that much. More like 30 or so.

Cracks me up how everyone on this board knows all their neighbors' income and bank account balances.

I looked it up. You were closer than I would have thought. Day students average $25k and boarding students are at about $45k.

Isn't the Woodlands a master planned community and not really a city
