And Lake Pontchartain right next door is always rumored to have Randy turds floating by. I caught encephalitis when I was 8yo In The Lake, almost killed me.
I thought I’d read that for the most part, Lake P has gotten much better over the years.

It’s run off from the Mississippi River. It doesn’t look pretty but what makes the water gross?

You answered your own question.
Now, y'all explain to me how that Mississippi River runoff, which empties into the Gulf about 100 miles south of the Mississippi Gulf Coast, is responsible for the water color, clarity and pollution levels on the Gulf Coast. (except, of course, when the Bonnet Carre Spillway is open, which is the exception, not the rule).

I grew up going to Pass Christian along with a lot of other Nola people. Some people like the sleepy fishing village vibe but I got bored fast as a youth. My favorite thing was going out to Cat, Ship and Horn Islands from the Pass harbor. There is some good fishing to be had in the Mississippi Sound, but you have to go out a ways to get to it.
My family had a good thing going in the Pass until a Monday morning in 2005 when literally everything we had over there was gone, even trees that were torn from the earth. It's disturbingly surreal thinking back to that scene which really was like history book pictures of Hiroshima. Some of it is just indefensible against major hurricanes, and updated building codes wouldn't have done anything for our location.
As for Bay St. Louis, it is unrecognizable from what it once was. I don't like the commercialization and growth but I'm sure I'm in the minority on that.
Good luck.

The coast gets a bad rap for its brackish water but it beaches are quite nice with plenty to do. The misconception of the sounds water isn't due to the Mississippi River but the Pearl, Jourdan, Wolf, Biloxi, and others flowing into the sound and being trapped by the barrier islands.

Some good high spots like Downtown BSL, but a lot of low lying areas with crap soils where you can still find empty slabs from Katrina. Building on these sites will be expensive. I would build up higher than the minimum 16 ft required as well. A tropical storm will push a 10 ft storm surge around here

Right. If you go out to those barrier islands (which, as you can see on the map posted are actually closer to the Miss River mouth) the water at those beaches is about comparable to what you get in say Pensacola Beach.

The bay is the nicest it’s probably ever been.

I was at Keesler AFB during Hurricane Fredrick. Cat 2/3, I think. Flooded Mobile pretty bad if I recall and messed up the MS. gulf coast pretty bad also. Was without electricity for less than a week. Hurricanes suck more than they blow.

It’s the Pearl River that makes the water dingy colored

Just wondering – what's happened to your flood insurance rates since Risk Rating 2.0 went into effect?

Eh, maybe not always good as Pensacola Beach -- Mississippi island water conditions can vary with weather, tides, rainfall, etc. But it CAN get REALLY pretty out there. For example, Horn Island, gulf side, in July two years ago:
Horn Island, gulf side this past June. Nice, but not quite as Pensacola-ish:
The insides of the islands can also be very clear depending again on weather, rain and tides. This is the Mississippi Sound side of Ship Island about 10 years ago:

If you have kids in school the Pass is the way to go. I recently moved to the pass and love it.

My son gets a bit annoyed at the all-boys aspect of the BSL education, but he’s never been to public school so there’s nothing for him to miss. He got to go to school with girls until the 6th grade…so he knows they exist.
