OT BTR Realtors: What do you know about this neighborhood?

Looking at a potential rental house in BR for less than 200k. House is in Melrose neighborhood, north of Florida Blvd and directly east of North Foster on 0.4 of an acre.

What say the OT?

North Foster is a no go zone bud. If the house is 80k and you are guaranteed Section 8 you might be ok. Your tenants will probably tear it up though.

Melrose subdivision is one of those few neighborhoods north of Florida that is decent though.

Its actually a decent little neighborhood ducked off of Florida. They actually have some really nice homes with large yards but its aging fast and in a terrible location. Could possibly be a good rental property if you were really strict on who rents.

That's "Melrose East".

Melrose is completely different. It is a long established neighborhood, big houses, and decent sized lots, with a lot of older people in there who have lived there for 30/40 years. Probably comparable to Sherwood Forest south of Florida and maybe Goodwood east of Airline.

It can hardly be considered "the hood". I'm sure that most of you who comment on North Baton Rouge have not actually been there in years.
