Actually still a decent neighborhood. Nice blue collar families with big yards sprinkled lightly with crack houses

It can hardly be considered "the hood". I'm sure that most of you who comment on North Baton Rouge have not actually been there in years.
I wasn't saying that it was the same neighborhood. I grew up in Central. I'm quite familiar with North Baton Rouge. Monticello is full of 2k+ sq ft houses too and it sure isn't what it once was. I wouldn't pay 200k for a house in there and I'd put it above anything off of North Foster.
There are murders happening blocks from there, and not all that infrequently. Not good for real estate prices.

Not long with people like the OP that are buying properties just to rent out.
IMO, renting out homes devalues neighborhood properties more than anything else an HOA can try to forbid.
