Having just finished a higher end new build in December I disagree. That house probably needs $50k in a roof and $50 k in HVAC unit replacements. A house like that you can easily spend $150k in cabinets, appliances and countertops for the whole house.

I hear you, as I said, a lot depends on the structural condition, as far as flipping, you have to get it at the right price, have a plan and a budget, and stick to both, not trying to make it what I want to live in, just bring it back to the middle of the road and get it marketable

at 1.5, if you can get them down to 1.25ish, then take the 250K you "saved" and put towards reno, you could easily put it back on the market and get 1.75 or more, if the market stays hot like it is now, netting you 250K, or more, in the process....
