I had a buddy who lived there the last two years that I'd go visit on occasion. That complex has turned to shite and it's all due to culcha. They've started essentially marketing to the poorest LSU students who want to feel like they're living large and all of Southern. That place is predominately culcha now. I used to drive past the basketball court to go to his place and there's always about 150 shirtless black guys playing basketball with their toddlers and dogs tied up to the benches on the side.
They've had several major break-ins and at least one shooting each of the last few years. It'll be Section 8 within five years. Book it.

Back then, I thought they could tear it down and rebuild something on that same land. But now, seeing the ridiculous amount of new complexes being built over there, it's clear that area is going to go to shite and probably become Section 8 housing in the near future.

LSU's campus is slightly buffered by a decent area on the southside, but that buffer gets eaten alive by Gardere and NBR as you can tell. The Northgates is insane. How more of the shite that happens on the north side of LSU's campus doesn't make the news is beyond me. NBR is pillaging that area.

As of a couple years ago, all of the complexes in the area had Signal88 Security driving around. Of course, they had one guard for about 6 properties spread out down Burbank, but it was something, I guess.

Yep
I wonder how much this happens in other college towns. These are all national companies that build these units as cheaply as possible and then sell the complex a year or two later. So they'll all become shitholes 5 years after being built.

Soon LSU will be cornered on ll sides with section 8 really really disheartening. Luckily the old myth of why they built the LSU lakes to keep Southern away (total myth not true at all) still has held true to hold the value around LSU.
When opposing fans come or just out of town visitors this is one of the reasons people think LSU is becoming worse and worse to visit. Soon the entire Ben Hur area will be an extension of all the El Cid type developments.

Pretty much every complex on Nicholson between Campus and Ben Hur is hanging on by a thread. Ben Hur is the next to fall, followed by Brightside. Tigerland has already been taken over.

Good point. Something is going to have to turn. Whether it be tearing down Tigerland and starting over, or somehow rejuvenating the current properties, it can't all go to complete shite. The south is the only side to build on at LSU, and while there are too many beds now, there will always be tens of thousands of students who have to live off-campus, and so something will have to come back. That's my prayer, at least.

This is true for sooo many places around LSU right now. Wildwood, the Cottages, etc.
It's even worse over the summer. Turns into NBR daycare where whole families just bum there day after day.

Moved in fall 2013 and out spring 2015. The first year was pretty great and it was majority greeks/students. Second year you could tell the demographic was changing along with the popularity of the place in general. It was pretty clear when we moved out the place was going to go down hill especially with the new places being built around it.

Ultimately, the LSU System is going to have to create a trust, get into the real estate business, and start buying up properties and land one piece at a time, and then bulldoze it. It's going to take decades, but it needs to be done, and they need to start yesterday.
Sadly, it's the only way to ensure the long term future of the school, IMO. Also, LSU has to to do whatever it takes to control the zoning and ordinance process in city government.

Serious question....do any of you that live in those nicer new apartment buildings near campus have alarms?
I never had anything worth stealing when I was at LSU. You guys today are living in nice flats with granite counter tops, a couple of game consoles, at least a couple of laptops and ipads, etc.

Once TOPS is ultimately killed off things will get a shite ton worse. A lot of parents can afford to spend extra money on rent with how cheap TOPs makes tuition. Eliminate TOPs and have everyone paying $5-7000 a semester and these apartments will have a hard time coming anywhere near capacity, at least without section 8.

Occupancy is really struggling in the whole area. Too many apartments and they keep on building . It's pretty scary.
