Graduated with Terry. Very nice guy. I was literally down the street at a friends on Ingleside that day it happened. Took off work early and was drinking beer with a buddy when news broke.

I always say this about him. He was a good guy in HS and we got along great, but needless to say he was that good of a guy that he didn't associate with me and my crew on weekends, drinking and fighting in parking lots.

Yep. Anyone with a lick of sense could develop that area into something better than that dump.

Last Saturday I took son to the game and we were early. So I drove through there to take a gander at the old stomping grounds. Very shocking to see so many fences/gates next to blighted shite holes that were full of life in the 90s.
I noticed at least 4 apts I used to hang out at any time of day with door open, music blaring, no worries.

Any chance that new Nicholson corridor will attract better bars? Tigerland is the worst college nightlife in the SEC hands down.

The problem is you have a bunch of landlords collecting Section 8 checks every month with tenants that don't require much upkeep.
Developing the area requires sending all those guaranteed checks away. Completely demolishing the area, building it back up and then trying to fill the new apartments. And it's not as if you can just develop one part. It would have to be the entire area, all at once, or it wouldn't work. Isn't going to happen. At least not until it gets so bad that even the bad guys don't want to live there.

I have no idea on the better bars, but you are absolutely correct with that last statement.
I didn't really want to tell this story, but I had a friend come down from MSU to visit. Now that is MS State as in Starkville, and they were very disappointed when they went to Tigerland. I didn't really want to go there, but we rode with some friends of mine.
But it's sad when someone who goes to MSU downs your nightlife scene.

Someone should really just take a bulldozer, start at the front and just plow on through (Sorry Fred's). It was getting bad 15 years ago. I imagine it doesn't look much different now than any other slum in the city. The only thing drawing any worthwhile person to that part of town in the college bars.
Like others have said, the problem is that so many of those properties are Section 8. The tenants have zero problem living in squalor as long as they don't have to work or pay anything to do so. LSU and BR need to do something, or that cancer is eventually going to spread to nearby areas. Brightside will be next area to turn into a dump if it isn't already. Then it will travel across Nicholson. That would be a great selling point for LSU: "Come visit our campus. Don't mind the ghettos on the north and south part of campus."

The only way it could be done, you're right, is part by part, but someone would have to buy a big chunk, re-develop it, and hire a 24/7 staff of actual security officers with tazers and non-toy guns. No one in their right mind would let their kid live there otherwise. Once that first one was successful, the other Sec 8 complex owners would get together and raise the for sale prices to where it wouldn't be cost effective to develop the rest of the area.
