Northshore HOAs?

Trying to get a feel for options for living in southern St. Tammany Parish (e.g., Mandeville, Madisonville). It looks like most of the options may be in neighborhoods with homeowners associations and HOA fees. Is this, in fact, the case? Or are there non-HOA options? Thank you.

I'm in Riverwood. Our HOA dues are cheap ($225ish). We're in Mandeville school districts, but not incorporated into Mandeville city limits. The neighborhood is certainly nicer the further you go back. Lots of kids, too.

Most of the subdivisions do have HOA. Even though some of the 'officers' are assholes, HOA is a good thing more so than a bad thing imo.

someone has to keep things in order or else one bad example will get repeated throughout the neighborhood.

Old Mandeville. Nice houses with no HOA's and they're not cookie cutter homes. You can walk/bike to the lakefront.

Regarding Old Mandeville, I'm concerned about potential flooding. Is most of Old Mandeville in a flood zone?

It's flood zone. But I've never seen it flood more than one block from the lakefront. Major Hurricanes excluded.
