I am not an attorney but if it can be proven that they were doing this as a habitual business practice then I don't see how an attorney general wouldn't step in.
Even the patent troll companies are under fire over their practices and patent laws have way more protection than anything else.

Well that’s a bad take. Litigation and demand letters is always a poker game. I’ve seen instances where you have repetitive claimants that sue contractors every time they hire and have a build. You can’t use that in court against them.

If you want to ever get a companies attention file a complaint with the state AG for unfair business practices.

They are strong arming you for the purpose of making up for someone's lazy arse who did the lack of due diligence. If you can find a lawyer that tells you that you are clear then send them a threatening letter demanding your legal costs.

I know you said you are not a lawyer but FRCP 11 applies to documents submitted to the Court, not some amorphous demand letter.

I just hate it when people get bad advice if they are in need of help. If I can share some experience and I am confident enough based on my years of doing something then I will help. Being sued sucks and I have been sued for something similar to the OP so just sharing what I know.
It would be the same if someone needed advice on being a cuck and you came along and saw everyone got it wrong. You would feel obligated to correct everyone based on your experience.

Here are a few that I've taken as I work. Water damage can be hard to trace. Sometimes it has to be raining in order to find it.

If you are a handyman, you should look into investing into a thermal imaging moisture meter. It will pay for itself in time saved, jobs landed, reduced liability, etc
You can get stand-alone scanners or ones that connect to your phone. FLIR is the brand I use.
