I stand corrected... indeed, he says he "chalked it up" to cheap construction materials. Therefore never disclosed it as potential or actual water damage.

This company is just suing because they are slimey.

I’d bet they have a sleazy lawyer as one of their owners.

You know the sleaziest part about lawyers, it’s the ‘don’t take this as legal advice’ BS like this thread brings in.

Never hear ‘don’t take this as medical advice’ or ‘don’t take this as engineering advice’ yet all the lawyers love to come on here asking for advice from other professions. Fricking scum.

They probably saw the areas he repaired when they ripped the flooring up. It will be easy to spot the new repairs against the old materials.

That doesn't mean he was the one that did the repairs. Previous owner could have. I don't know how they could prove that you were aware that it needed extensive repairs.

Is there a video or recording of you saying anything?

I did.




I have a small handyman business and have done flooring. I have friends who do it for a living. You don't always see everything. If I go into a place and remove the flooring and even some subfloor. Without just tearing the stuff out you may never know.

Side question: If you see a company like this is offering on your house, can you turn them down in favor of a regular buyer? I assume you can.

If that's the case, I wonder if you could make sure it gets publicity so every house they buy from here out would be at a premium?

Another note, be careful with multiple bids, the highest number usually knows they trying to frick you once they get you under contract. Best to put shite in writing that you know you don’t want to mess w.

I get that sometimes it's a best guess scenario.

I remodeled a house after Laura that once we started ripping the subfloor out the termite damage never ended so I went to the owners and told them it all needed to come out. They chose not to so I had them sign off on it. I have a sub doing a job in North Carolina right now for Chase bank on an REO property and they wanted all of the subfloors replaced even though not all of it needed to be. Been doing this for 20 years so I understand what you are saying.

The problem for the OP is if he did not disclose that bit of wood was replaced he is in trouble. They can use that to say he knew there were issues and chose to hide them. Even with an agreement made on the soft spots they are saying that the damage was more than just those spots.

If he didn't disclose the previous repairs then I bet 100% they are using those repairs he made as evidence he had knowledge of the damage being worse and hid it.

They probably have attorneys on retainer to send threatening letters in hopes that you cave or get bad legal advice and pay their request. They get "free money" to make the repairs they willingly accepted so they can make more profit margin on sale.

That would be a bad business practice for many reasons and I can't believe so many people have made this assumption.

They could easily wind up in major litigation if they were doing this.

Also, they would not be able to sell the properties while they are in litigation. They are better off turning properties over in the current hot market vs trying to troll someone for a measly $23K.

They literally have nothing to lose sending demanding letters such as this. Lots of people cave or would be willing to negotiate settlements.

They don't get into active litigation. They just threaten continuously. You act as if predatory house flippers have ethics at the forefront

You think individuals are going to pursue them and fund that? Once the letters stop coming they move on because it's none of their individual concern anymore. I would return letters threatening filing with BBB and other entities. Tit for tat with these arseholes
