Yep. Or anywhere along that block. Walking distance to the quad. Which means no having to wait for a bus and no having to fight for a parking space.

Sav-More has much bigger/cheaper sammiches AND a Krispy Krunchy in the store. Stupid people go to Am-Mart.

when the arab guy (Cory?) back in 88-91 owned that place the sammiches were ok. He was nice enough and his parakeet was entertaining, but I never understood all the love for the food. Did it get much better later on?

Nicholson seemed to be a pretty good neighborhood. I remember it when I was apartment shopping.

It would surprise me if your friend would be able to sell the condo for what he paid for it when kid leaves LSU.

Actually, he has one kid starting in the Fall and another five years behind the first - both boys so no pics. So, he'd probably keep it for 9-10 years.

That makes the decision a little more difficult. If he can sell the condo for $20,000 less than he paid for it, then it cost him $20,000/108 months of occupancy or about $185/month. Plus add in property taxes, insurance and condo owners association fees.

So...

He met a guy whose daughter is graduating in May. He's looking to sell the condo this Summer and they would base the price on the most recent sales which is in the $130-140K area according to the seller.

Doing the math, he figures it will cost him about half of what it will cost for a dorm assuming his son has a roommate and he can rent out the other room.

But, his biggest concern is whether the area is acceptable. I told him that when I was there in the late-80's, that was a fairly nice area. But, given how far Tigerland has gone down over the last 20 years, I wasn't sure what that particular area was like today.

I've seen those and a few others in that area listed for $175,000. It always amazed me what property in that area was going for.

A friend's kid is going to LSU in the Fall and he's thinking about buying a condo on Brightside near Nicholson. The complex is called Jessica's Landing
see what they have at brightside estates. It's right in that same area, but you don't have to deal with brightside traffic.

I lived in one of the condos in Jessica's Landing with 3 others my junior year at LSU. Hands down my favorite place while I was in school. I recommend it. The area is safe.

This. Unless your kid needs a safe space.
