There was a Mitsubishi unit in the condo we used at the beach. It seemed to do well.

You may want to try a nice dehumidifier and a fan first.

Absent an exhaust vent ootion you are SOL mon frer.

We have a portable freestanding unit on rollers but you gotta be able to vent the exhaust
.

Ours is by Phillips, 1000 btu about $500- 600 purchase price

Cools our third floor 21 x 30 foot mastersuite very well even on the south west side of the top floor in Vegas

We had a 18,000 btu ductless, aka...mini-split, a/c installed in our master BR 3 summers ago and we love it. We had Baton Rouge Heating & Air Conditioning install it. The manufacturer is Daikan and it comes with a remote control. It's so quiet it's difficult to hear if it's running.

As I recall the total price was around $3,500.

We set the thermostat at 65 degrees at night and it's wonderful.

I used them for my entire house. Mitsubishi Mr Slim. They work great, use less power and are very quiet.

Just put a window unit in. By the time the HOA gets around to mailing you a warning/violation letter, it'll be a few months and you'll be through the dog days of summer.

If you go with a portable AC, I’d suggest one with dual hoses. One for exhaust and one for intake.

That’s a swamp cooler.

Awesome if you need a desk cooler in Phoenix.

Horrible pick for pretty much anyone on the gulf coast.
